Two levels:
Downstairs - Guests will enter into a private living area with a large sectional and TV connecting with a kitchen area and a full bathroom. Off to the left is a bedroom with a queen bed. Downstairs also offers a separate gathering area with laundry, refrigerator, beach supplies.
Upstairs - Guests will access the main living area through a side door and/or sliding door from the upper deck. Upstairs and Downstairs do not connect via an interior staircase. The main hall connects three bedrooms (twin bunk beds, queen, and queen with private bathroom) and a hallway bathroom. The kitchen is fully stocked with all the essential amenities.
Outdoor area includes LARGE enclosed outdoor shower, fire pit, and fenced backyard.
The property is furnished and includes linens and towels - linens for 3 queens and 2 twin beds (bunk bed), bath towels for 8 occupants, 1 floor mat per bathroom, 2 hand towels per bathroom, and 1 kitchen towel. Fitted sheets, flat sheets, pillow cases are laundered in between stays.
A starter supply of household cleaning and hygiene products will be provided including: starter roll of paper towels, toilet paper in all bathrooms, laundry detergent, hand soap, dish soap, and dishwasher pods. Additional laundry products, cleaning products, and paper products are not furnished. Tenant is responsible for purchasing any additional supplies and all food and beverages.
Access to streaming services through ROKU TVs. There are two (2) ROKU TVs and two (2) ROKU remotes provided – one upstairs and one downstairs. Tenant(s) will have access to free ROKU apps and subscription apps like HULU, YouTube TV, Netflix, Pandora, etc. Guests must use their own accounts for subscription services. ROKU Guest Mode will automatically log users out of accounts upon Check-Out Date.

Payment Policy
We accept Paypal, Venmo, Zelle, Cash, or Check (personal checks are not acceptable for reservations made less than 30 days prior to Check-In Date)
50% + security deposit due at booking with balance due 45 days prior to Check-In Date. If the stay is less than 45 days away, full payment will be required upon booking.

Refundable Damage Deposit
A refundable Security Deposit of $500 ($250 for returning guests) is collected with the first payment and shall be refunded within three (3) days following Check-Out Date provided no deductions are made. See rental agreement for full details.
Cancellation Policy
See rental agreement for full details. All cancellations must be received in writing. Bookings cancelled prior to 90 days before Check-In Date will receive a 100% refund. If you need to cancel within 90 days of Check-In Date we will make every effort to rebook your stay at the rate you paid. If successful, you will be credited the difference in rental fees between your agreed upon rate vs. the re-booked rate less a $250 cancellation fee. Guests are strongly encouraged to secure independent travel insurance.
