We are located on Hancock Point, in Hancock, between Acadia National Park in Bar Harbor, 45 minutes away, and Acadia N.P. on Schoodic Point, 25 minutes away. There are 4 guest cottages on the 6 acre property and I live here as well.
Sweetfern Cottage is wheelchair friendly. It has many accessibility features but you must have a car than can handle the dirt road. Please let us know if you are disabled, before you make a reservation.
The entrance is wide and there is a ramp. The bedroom door is wide enough for a wheelchair and there is room to maneuver it in the bedroom. The bathroom has enough clearance to turn a wheelchair around and includes an ADA sink and toilet with grab bars. The tub is standard but there is a transition tub chair and grab bars are installed. The tub has a handheld shower head.
There is one bedroom and there is a futon sleeper sofa in the living area. The kitchen is complete with gas range and a small office type refrigerator.
Renters with disabilities must speak with me (or email) so we can talk about accessibility and driving to the cottage which is at the end of a dirt track, and parking.

We charge for all people, including infants and toddlers. Infants and toddlers must be mentioned when making a reservation and counted in the guest number.
Reservation and Rental Agreement For Airbnb Guests at Crabtree Neck Cottages
You agree to these rules when you reserve through Airbnb
Renters must be 21 years of age. Maximum sleeping capacity is 7 for Berry Cottages, 3 for Treetop Loft and 4 for Sweetfern Cottage. Prices may start at less than maximum persons allowed.
1. PETS are not allowed except by prior arrangement and separate agreement and payment. If you would like a copy of our pet policy, please ask.
2. RENTAL RATES are for the number of persons listed on your Airbnb reservation. If you invite more people, let us know. If appropriate, charges will be added.
3. EPIDEMICS AND VACCINES: Crabtree Neck Cottages reserves the right to cancel reservations if any serious disease outbreak, epidemic or pandemic occurs in Maine or elsewhere. Vaccine status may affect reservations. Any reservation canceled by Crabtree Neck Cottages will be fully refunded. Otherf types of cancellations are subject to our cancellation policy.
4. CHECK IN AND OUT. Check-in is 4 p.m. or after, check-out is by 10 a.m, on the days specified on your receipt. Sometimes this can be adjusted but you must check with us beforehand.
5. The Cottages are NON-SMOKING units.
6. QUIET HOURS are between 10:30 p.m. and 9 a.m, though occasional construction projects on the property, and garbage removal may start at 8 a.m.
7. No parties or events without prior permission.
8. FIRES. No outdoor Fires are allowed on the property unless by permission from owner.
9. MINIMUM STAYS. If you choose to stay less than the minimum or reserved time, you will still be charged the full amount. There are no refunds for late arrival or early departure.
10. LIABILITY. The owners of Crabtree Neck Cottages are not responsible for accidents, illness or injuries that occur on the premises. The owners are not responsible for loss of or damage to items or valuables belonging to guests. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm to themselves arising from their use of the premises, or to others whom they invite to use the premises.
11. LEFT BEHIND items can be mailed for a $15 handling fee plus postage (packages usually $15).
12. We will not use your telephone number for anything other than communicating with you about things having to do with your reservation and visit here.
13. We charge for all people, including infants. Infants must be listed as guests in your reservation. Some of the cottages are not appropriate for infants and small children and you must let us know the ages of your children if under 6 before making a reservation.
14. HURRICANE OR STORM POLICY. We do not give refunds beyond what our cancellation policy allows for bad weather occurring here, where you live or where you are coming from.

Please do not use room deodorizers, or plug in or spray air fresheners of any kind in the cottage. Please do not use scented fabric softeners on cottage towels and sheets. Mildly scented detergent is ok.
Please leave the cottage as you found it. extra cleaning supplies can be found under the sink if you need them. Please remove sheets and pillow cases from used beds before you leave. If you are leaving very early, please let us know and we can do that.
Please do not leave inside lights on when you leave. It is ok to leave the porch light on, but please turn it off before going to bed. Please do not open windows when electric heaters are on.
The Cottages are NON-SMOKING units.

If you cancel, we will do our best to rent all or as many as possible of the reserved dates, and refund you your payment less a $50 cancellation fee.
Notes
Pets must be discussed. We allow crate trained pets for an extra fee. I need to know before you request to book if your pet is crate trained and traveling with a crate.
These are uninsulated cottages and it may be chilly during the spring and fall months. We provide firewood for fireplace/woodstove heaters and in some cottages, gas fireplaces, as well as electric space heaters. In cold weather the cottages cool down at night. There are lots of blankets and comforters.
Sometimes there is construction occurring on other parts of the property.
We do have a standard rental agreement that you should read, included under the AND RULES section in this app.

Ambulance, Police: 911 emergencies only.
We leave some basic supplies in the Cottage; T.P, soap, shampoo, garbage bags, coffee filters, and roll of paper towels. The kitchen almost always has a selection of spices available; salt and pepper for sure and a variety of other things. We do not supply any breakfast items but feel free to use anything in the fridge or cupboards. The kitchen is small but complete, including gas range, microwave, coffee maker, etc., as well as pots pans, dishes and utensils. Also, a gas grill outside. We supply all linens and towels. There is a washer and a dryer.
Use caution while opening and closing sash windows. They are heavy and fall down quickly. Use the brass fastener or the stick to keep them open.
If you need to have the high up window opened or closed, Suzanne will be glad to come over and do it. Do not try to open or close it yourself.
We will keep you supplied with firewood and kindling for indoor fires. If you need more, don’t hesitate to let us know. If you need help with the woodstove, let us know.
Outside fire pit fires are sometimes permitted depending on fire danger, but must be discussed with me. It is not safe to remove partially burned wood or coals from fire pit, but fires should be doused in the pit at the end of the evening
Garbage goes outside in the garbage and returnables hutch. Place it in cans. Returnable beverage containers with deposits go in plastic boxes in the front facing part of the hutch. Do not put your ashes in the garbage as it could start a fire.
Please do not leave the electric heaters on, in the summer months, when you are out. Please be careful with the fire place fires. Ask for help if you need it. There is no need to clean out the stove. Do not remove wood or coals from the stove for any reason. It is not safe to do so.
For a quick injection of heat you can turn on the oven (use the overhead fan to keep heat downstairs). Please remember to turn the oven off before you leave.
You can pick berries in the field and along the paths. Feel free to walk past the other cottages on the fileldroad and mowed paths. There is a walking path that eventually leads to some woods trails. Always check yourself and your children for ticks when you return.
If you notice that the plants are droopy please water them. I will leave a couple full watering cans.
There is no need to lock the door when you leave for good. In fact it is easier for us if you don’t.

1. We charge $125 extra rent per pet per week, or $75 for a half week or less. Your security damage deposit with airbnb will be charged if we need to clean or replace anything due to excessive pet soiling or damage.
2. Your pet must be crate trained and you must travel with it’s crate. No pet may be left alone in the cottage unless crated. Pets should not be left alone and crated for long periods, and not if they bark excessively when crated. Your pet may not sleep on the cottage beds, blankets or furniture.
3. Your pet must be on a leash and accompanied by a responsible person at all times while outside.
4. All poops in the yard must be picked up and disposed of immediately in the garbage.
5. Your pet must not threaten or bother the person who comes to water the plants and tend the garden, others walking by or the neighbors.
6. Any costs incurred for extra cleaning charges, scratch or damage repair, item replacement, or anything done by your pet, will be deducted from your security deposit. The balance will be sent to you the week after you leave.
7. We are not responsible for any harm to your pet.
8. Please do not request a reservation in which your pet accompanies you without discussing first with me.
