Additional rules By accepting the online reservation, you acknowledge that you have read and accepted these terms: -No 3rd party reservations allowed (this means if you book it, you have to stay in it). -There is a Security Deposit required for all reservations. The typical deposit is $500 but may be more or less depending on your length of stay. You will receive a message with your deposit amount after booking. The deposit is due 14 days prior your stay. It is fully refundable provided there is no damage or extraordinary cleaning required. -Check-in time is 3PM and check-out time is 10AM sharp as the cleaners will arrive right on time to prepare the home for the next guests. Sometimes, we can accommodate an early check-in or late check-out, but early check-ins and late check-outs are not guaranteed as other guests impact the schedule. -We love our neighbors and want them to love us and you, please respect the quiet hours of 10pm - 8am. -Absolutely no parties at any time. Airbnb prohibits it and the neighbors don’t appreciate it (and remember, we love them!). -THERE IS NO GARAGE ACCESS. Remember how we said we love our neighbors? With that in mind, please do not park in front of neighbors’ homes. They like their guests to park there. However, there is easy parking for at least 5 vehicles at Peralta House (2 in driveway, 1 in the street parking in front of the house, and 2 in the RV driveway). If you need more parking than that, please utilize side street parking at Marlborough Mesa Park! **DO NOT PARK BEHIND THE RV GATE WITHOUT PRIOR WRITTEN PERMISSION** You will be responsible for all damages related to unauthorized parking! -The maximum sleeping occupancy of the house is 13 guests and the maximum daytime occupancy is 16 guests (between 8am-10pm). -Guest agrees to leave the property in the same general condition it was received. -Guest agrees to never leave the wood or propane firepits unattended while in use. -In an effort to maintain the cleanliness and condition of the home: *Although we love it, please do not cook with curry. The aroma lasts forever and we have guests coming after you that may not embrace it. Additional cleaning fee of $250 will be assessed if removal of cooking odors is required. *Please be mindful of the carpets. Spills and stains may incur additional cleaning fees. *No smoking of any kind allowed inside the home. There is a $500 fee if you or any guests smoke inside the home. The fee will be deducted from your deposit. In the event the deposit does not fully cover the fee, you will be required to pay the balance due. *You may smoke outside, away from patios, doors, and windows to the home. *Please dispose of all butts in sand pots provided. Butts on the ground will result in a $50 cleaning fee deducted from your deposit. -General awareness: *Landscaper comes every Saturday to care for the front and back yards. THEY WILL NOT NEED ACCESS TO THE HOME. *Garbage pick-up happens twice per week. Please put the Black bins out on Friday nights and Blue bin out on Tuesday nights. *We are in a desert environment. Occasionally, outside critters do get inside, especially with the change of the seasons. *As things do sometimes go wrong that are outside of our control/controlled by an outside provider, and though we work very hard to limit these instances, we unfortunately cannot guarantee that any amenity will be functioning at any given moment. This includes outside bistro lights, provided games, small kitchen appliances, washer and dryer, internet, BBQ grill, and firepits. *While we work hard to provide a 5-star experience to every guest every stay, unfortunately sometimes things go wrong as noted above. In the rare instance something isn’t up to our standards / isn’t working properly, please notify us and we promise work to fix the issue as efficiently as possible. -No illegal substances allowed on the premises -No illegal use of wi-fi / internet. Do not disable or disconnect wi-fi or wi-fi connected devices including but not limited to door bells, security cameras, modems, routers, etc. -Please adhere to Pet Rules: *$100 non-refundable pet fee up to 2 medium dogs, additional pets may be accepted for additional fee. The pet fee is for the ordinary cleaning of the inside of the home associated with typical pet use. Damage or extraordinary cleaning needed due to pet(s) will be deducted from Security Deposit. In the event the deposit does not fully cover the expense incurred, you will be required to pay the balance due. *Please do not leave pets unattended. If for some reason you must leave pets home alone, they MUST be crated. In the event you do not have your own crate, there is a large crate (folded) for your use in the laundry roo. *No pets on the furniture. *There are pet blankets and pet towels available for your use. Please protect the furniture and carpet from damage and hair. *Pets must be on a leash at all times other than when inside the home or in backyard. *Pet waste bags / scooper have been provided for your use. Please pick-up all pet waste immediately and dispose of it in the outside black trash bin. If you do not clean-up waste, our Pet Waste Clean-Up fee is $50 and will be deducted from your security deposit. **PROTECT YOURSELF in the event of unforeseen circumstances: As a private Host/Landlord, we offer unique dates in a unique property, and highly recommend contracting “cancel for any reason” travel insurance, that covers all medical including COVID, lodging damages, cancellations and relocations, as well as all travel related reservations and expenses, as insured risks. All reservations after March 2020 are made knowing the uncertainty of the health and travel industries, governmental regulations, local closures and restrictions, on top of the usual weather or other events. More than ever, we strongly urge each Guest/Tenant to purchase CFAR travel insurance. As a courtesy, you can find below some information and insurance companies that may offer such insurance. We do not endorse any company listed below. Guests and their invitees release Homeowner and any other owners of the Property and any and all managers of Property from any claim for damage, accident, injury or death that the Guests and their invitees may sustain from use or occupancy of the Property during the term of this Agreement and agree to indemnify, hold harmless and defend Homeowner and any other owners of the Property and any Managers of the Property from any claim, action or proceeding by Guests and all members of the Rental Party, Guest’s invitees, their family, estate, heirs or assigns related to a claim for damage, accident, injury and death during the use or occupancy of the Property.
