This Pet Friendly, 3-bdr/4-bath 2-story home, is located on popular West Beach Boulevard in the community of West Side Cottages. It has a fully equipped kitchen including custom cabinets, granite countertops, a Coffee Bar complete with Keurig coffee maker and all the needed appliances and cookware to make a home cooked meal.

Grab your beach chair and head to the warm sand, beach access is just a 3-5 minute walk. You can enjoy lounging in the sun by the lagoon or head under the bridge to ride the waves on the Gulf of Mexico!

Beach access is a short walk across the street from the community at the 13th street public beach access or behind the community via the lagoon pass park. This nature trail and walkway along the little lagoon lake is a great place to walk your dog/s.

The home features three spacious bedrooms, allowing up to 10 guests to spread out and sleep comfortably. Each bedroom features a smart TV, closet, ceiling fan and it’s own attached en-suite bathroom.

The primary bedroom features a comfy queen bed, Smart TV, and ensuite bathroom.
The second bedroom is equipped with one twin bunk bed, a full bunk bed, Smart TV and ensuite bathroom.
The third bedroom has a cozy queen-size bed, Smart TV and ensuite bathroom. There is a Pack N Play available in the closet, please bring bedding if you would like to use it.

PRIVATE PARKING:
Parking for up to 4 vehicles underneath the home. For those with large vehicles, the carport height is 106. There is an outdoor shower to rinse off after a day at the beach.

ENTRY:
You will receive a lock box code on day of check-in at 3pm.
Check in is anytime after 4pm/Check out is by 10am.

AMENITIES:
As common for vacation rentals in our area, our cleaning service provides start-up supplies including: one roll of paper towels, one small liquid dish soap, 2 dish washer pods, 2 laundry pods, kitchen and bathroom trash can liners, one hand soap and face soap in each bathroom and one roll of toilet paper per bathroom. These are travel size items, please be prepared to purchase more to get you through your stay.

We provide towels for bathing and bedding but please bring your own beach towels.

OUTDOOR:
Relax on the covered deck, furnished with seating for four.
An outdoor shower for rinsing off after fun-filled beach days.

TRASH:
There are 2 trash bins in front one for trash and one for recycling. Trash pick up days are Monday and Thursday, no need to do anything we have a service to take and replace the trash cans.

COMMUNITY POOL:
You do not need a code or keys to access the pool area, hours are from 8am-10pm. The Pool Pavilion consists of a restroom, pool, tables, umbrellas, chairs, and loungers. Children under the age of 13 require adult supervision while in the pool area.

Guest access
You will have access to the entire home except for an owners closet which is located in the main level bathroom, please do not tamper with this door.

REFUNDS:
We adhere to the cancellation policy agreed upon at the time of booking and strongly encourage purchasing travel insurance. Please note that hurricane season runs from June 1 to November 30 each year. We do not offer refunds for weather-related issues or circumstances beyond our control. Travel insurance is highly recommended to protect your trip from any unexpected disruptions.
Please note that no refunds or date changes are allowed after the free cancellation period.

MONTHLY RENTALS: Available from November through February.

STRICT RULES BELOW (included in our listing): You will be asked to leave and will not receive a refund if you break these rules. If you do not agree to any of these rules, please cancel immediately.

☞Rental Agreement: After booking, you will be prompted to sign a rental agreement outlining the guidelines and house rules. We use approved API-connected software, allowing guests to easily set up their security deposit and sign the agreement.

☞Security Deposit: A $500 security deposit will be placed on hold by the host 1 day before check-in and released 3 days after check-out, provided no damages are reported. The time it takes for the funds to appear in your account will depend on your banks processing times.

☞Trip Insurance: We recommend purchasing trip insurance for weather or health-related emergencies. Please note that no refunds or date changes are allowed after the free cancellation period.

☞Cancellation Policy: We will adhere to our cancelation policy, In the event of cancellation, any Travel Insurance, Damage Protection and any processing fees are non-refundable.

☞Rental Age Policy: Must be 25 years or older reserve the home AND must be present for the entire duration of the stay. No third party bookings permitted.

☞Occupancy: Maximum of 10 guests (6 adults max). No adults on the top bunk beds. All guests over 2 years old must be included in the reservation.
An additional fee of $150 per person, per night will apply for over-occupancy, charged to the card on file.

☞Visitors or unregistered guests are not permitted under any circumstances. Unregistered guests will incur a charge of $150 per night per person. If the number of guests exceeds the maximum occupancy, a $500 over-limit fee will be applied. No exceptions will be made.

☞No 3rd party bookings

☞Parking: Parking is available for up to 4 cars in the carport. There is no additional parking in the community. Do not block the street, you will be fined and possible towed at your expense. Boats, trailers, RVs, buses, commercial vehicles, and golf carts are not allowed on the premises.

☞No Parties: Parties are not allowed. Do not tape or tie banners or balloons anywhere on the property. You, as the person who made the booking, will be responsible for any damages and additional cleaning fees.

☞Check-In: The lock box code will be provided on day of check-in at 3pm. Check-in anytime after 4pm. Early check-ins incur a $50-$100 fee, subject to cleaner availability and not offered during peak seasons or holidays.

☞Late Checkout: We cannot accommodate late check-outs. Check-out is by 10 AM.

☞No Smoking: Smoking is strictly prohibited inside the home. Any evidence of smoking will result in a $250 fine, loss of the security deposit, and additional charges for any damages incurred.

☞Security Cameras: There are 2 surveillance cameras at the property—one on the front porch and one facing the driveway. Both cameras will be active and recording during your stay. Please do not tamper with them.

☞Bunkbed: Please only seep children on the top of the bunkbeds.

☞Pest Control: We have monthly pest control and bed bug inspections. Due to our natural beach setting, occasional bugs may appear. Please keep doors and windows closed when not in use to help minimize this.

☞Power Outages: Electricity, internet, and cable services may be interrupted during storms or due to issues beyond our control. While such disruptions are rare and typically resolved within a few hours, we cannot offer refunds for outages, weather conditions, natural disasters, or other unforeseen circumstances.

☞Quiet Hours: Quiet hours are from 10 PM to 8 AM. Please respect the neighbors. Violations will result in a $250 fine, loss of the security deposit, and immediate eviction without a refund.

☞Restricted Items: No candles, confetti, hair dye or glitter. Use of any of these will result in a $100 fee, plus charges for any damages caused.

☞Showers: When showering, keep shower curtain liner inside the tub and completely closed.

☞Toilets: Do not put anything other than toilet paper in the toilets. No feminine hygiene products, flushable wipes, cleaning wipes or trash.

☞Items left behind: Host assumes no responsibility for any items left behind, and regrettably, we are unable to assist with retrieving or shipping such items.

☞Additional Supplies: We provide a starter set of toilet paper, paper towels, trash bags

HOUSE RULES:
Our goal is to ensure you have a 5-star stay and choose to book with us again in the future. If you find the cleaning at check in was less than standard, notify us on the first day of check in and we will have our cleaning team come back at their next availability.
Please be respectful to the home and those around you. If you cause damage, notify the owner immediately.

Per HOA rules: You must be 25 or older to book and must stay at the property for duration of the reservation.

Door Key
• You are responsible for the door key, any lost or misplaced key will incur a $50 fee.

Check In is at 4 pm.
• We cannot offer early check-ins. This is to allow our cleaning crew ample time to make sure the home is thoroughly cleaned and sanitized before and after your stay.

Check Out is at 10 am.
• Our cleaners need time to turn over the property before the next guests arrive. Please respect their time and vacate the property by 10am. Late check out will incur additional fees of $100/hour.

Number of Guests
• Ensure your total number of guests matches that on your reservation. We unfortunately may need to levy charges of $150 per person per night for additional guests who are not accounted for on your reservation. The home can accommodate up to 10. Please only sleep kids on the bunk beds.

NO PARTIES! No Weapons, Drugs, Loud Music, Smoking or Pets
• Please respect the safety and well-being of those around you while staying at our property. Anyone found in violation will be asked to vacate the premises immediately without refund. Be respectful of others and keep noise to a minimum after 10PM.
No pets due to homeowners severe allergies.
No smoking in the home or on balconies. Cigarette butts and pet hair will automatically incur additional cleaning fees up to $500. If you must smoke, please do so outside and clean up after yourselves.
Plumbing
• Please do not flush anything other than toilet paper down the toilets. Our septic system can not handle it and you will have issues (Website hidden by Airbnb)
Owners Closet
• No guest access to the owners closet which is located in a separate closet in the main level bathroom, please do not tamper with this door. If damage is found to this door or if items are missing you will be charged a fee of up to $5000 and authorities will be contacted.

Fire (Website hidden by Airbnb) Absolutely no fires inside. Unauthorized fires (including candles) will be charged $100 plus damages.

Refunds
• We do not offer refunds for weather or natural disasters. We encourage you to get a travel insurance for unforeseen circumstances including weather or power outages or illness.

Personal Belongings
• Homeowners are not responsible for the loss of personal belongings or valuables of the guest. By accepting this reservation, it is agreed that all guests are expressly assuming the risk of any harm arising from their use of the premises or others whom they invite to use the premise. Items left behind after check out are not the responsibility of the homeowner.

Furnishings
• Keep the property and all furnishings in good order, removing any items including living and kitchen furnishings is not permitted. Please do not rearrange furniture or take any indoor furniture outside. No glitter in the home please.

Parking
