Welcome to Palma Rosa! Embrace the tropical lifestyle in this clean and updated home with a private screened pool heated to 86 degrees and covered dining/lounge area with a 58 outdoor TV! The interior of the home is bright and spacious with cheerful coastal decor, and nearly every room flows directly to the pool. The layout is comfortable with lots of room to relax, a garage game room, spacious bedrooms, and a fully stocked kitchen. Gas grill, pool floats, beach gear, and towels are provided. Explore this popular area with quick access to Anna Maria Islands beaches, IMG academy, Premier Sports Campus, parks, shopping, grocery stores, and boat launches! We have tried to provide everything you need for the perfect vacation, so you can just hop on a plane or in the car with your clothes and swimsuit.
The floor plan of this home is open and inviting, and centers around the swimming pool and outdoor space. Everything you need for a day of relaxing, including pool floats, sun loungers, gas grill, and patio furniture is included. The backyard faces a small lake that brings tropical bird and wildlife watching opportunities. You will love sitting outside with your morning coffee and watching the sunrise! The garage has a ping-pong table, dart board, and foosball table for extra fun when you need a break from the sun.
The kitchen is fully equipped for cooking and entertaining with new granite countertops and full-sized stainless appliances, an extra beverage fridge, and all the dishes, pots and pans, and utensils you need. A drip and Keurig coffee maker, French press, hand mixer, blender, toaster, and microwave are provided. With counter stools for 4, a dining table with seating for 6, and a patio table outside, there is plenty of seating options for meals.
The living room is the perfect place to relax after a long day of fun, with a huge cozy sectional, electric fireplace, and Roku TV.
The split bedroom floor plan is ideal for families, multiple couples, or snowbirds who want to invite the grandkids for a visit. The primary bedroom has a king bed and large sliding doors that flow right out to the swimming pool. There is a large en-suite bathroom with a walk-in tile shower, double sinks, and a soaking tub. The second and third bedrooms are on the other side of the house. One has a king bed with a large closet and sliding door access to the pool. The other has sleeping space for four with a twin and full bed, plus twin trundle bed. Guests love that the 2nd bathroom opens directly to the pool so you wont have water tracked throughout the house. There is also a queen sofa sleeper in the living room for additional sleeping space.
Amenities and Extras: Included for our guests to use are a gas grill, washer and dryer, board games, and beach gear (toys, umbrella, coolers and towels). Guests are welcomed to the home with a few samples of local coffee and hotel-sized toiletries. Laundry pods, dishwasher detergent, dish soap, and toilet paper are included. Extra supplies may need to be purchased by guest depending on amount of use/length of stay.
Our large semi-circular driveway can accommodate most boats!
POOL INFORMATION:
- The pool is heated to 80 degrees free of charge. This is an acceptable swimming temperature, but most guests prefer it warmer, and for an additional charge ($15/night October, November, April, May ---- $30/night December - March ----- no charge June - September) we are happy to heat the pool to 86 degrees. This fee is charged to keep our nightly rate low for guests who choose not to heat the pool and offset the additional energy costs we incur. It is highly recommended to heat the pool if you plan to swim October-May and to let us know in advance if you would like the pool heated as it can take 12-24 hours to warm up and we want you to be able to enjoy it for your whole stay!
- In order to maintain the temperature, if you choose to heat the pool, you will be charged and it will be heated for each night of your stay. Cold temperatures may impact the pool heaters ability to maintain the desired temperature. No refunds will be offered due to weather conditions or other factors outside of our control.
- While we have a professional service that regularly cleans and maintains the pool, we do not offer 24/7 pool maintenance you may find at a resort or hotel. It may be necessary to use the provided net and remove debris or other things that may fall into the pool before use just as a homeowner would. Pool service usually arrives on Wednesday mornings, but as we contract with an external company, we are unable to fully control their schedule.
- Please note that there is not a safety fence or alarms separating the pool from the home, so additional supervision of young children will be required.
- Absolutely NO GLASS allowed in the pool or pool deck. We provide a variety of plastic glasses, dishes, and travel mugs for you to use. Evidence of glass in or around the pool area will result in loss of security deposit . Charges for additional maintenance above the security deposit, or lost future income, will be charged to the card on file, as the pool will need to be drained and cleaned to ensure the safety of our future guests.
***The pet fee for this home is $175 per dog under 30 pounds. Larger dogs may be considered on a case-by-case basis. Dogs must be disclosed at time of booking and up-to-date with all shots and vaccines. It is the responsibility of the pet owner to clean up all pet waste promptly and clean up pet hair and messes inside the home. Pets are not allowed on the bedding, furniture, or in the pool, and should not be left unattended in the home unless kenneled. Undisclosed pets will result in an automatic additional $300 cleaning fee. Additional pet damage or cleaning costs due to not following the above rules will be billed to the guest.
A Note About Cameras and Recording Devices:
There is a Ring Doorbell facing the front entrance/driveway to the home. It records audio/video and is motion activated. A NoiseAware device monitors noise levels in the pool area. These devices are not actively monitored but are used as a safety measure for the guest and the host.

House Rules
Please treat our home as you would your own. Guests that do not adhere to the following house rules will be asked to vacate the premises immediately, without a refund:
1. Respect our quiet neighborhood. No loud talking or music outside after 10pm. Noise detecting software is utilized at the home (we can't here what you are saying but it detects the level of noise). Guests will be given one warning via call or text. If a response is not received or the noise continues, the reservation will be cancelled.
2. No smoking inside. Evidence of smoking inside the house will result in an additional $500 cleaning fee.
3. No parties or events. No overnight guests not included on the original reservation without prior approval by host. Guest count at any time is not to exceed the house maximum (8) without prior approval by host. Number of cars parked at the home is not to exceed 3 without prior approval by host.
4. Two pets under 30 lbs is permitted, with an additional pet fee of $100/stay/pet. Pets must be disclosed at time of booking, up-to-date with vaccines, and leashed when outside. Please keep pets off the furniture, or cover furniture where they will sit, and clean up and dispose of pet waste immediately. Extra blankets for pets are located in the laundry room. Use of piddle pads is prohibited in the home. Failure to clean up pet waste, or excessive pet hair on furniture, will result in an additional $300 cleaning fee. Additional pet damage will be billed at replacement cost.
5. Do not interfere with scheduled services and maintenance to the home. Lawn service typically comes on Monday afternoons, and the pool is cleaned on Wednesday mornings, but both may reschedule without notice. Please allow them to do their job, or you will be billed for additional services.
6. As this is a private home, guests are responsible for taking out the trash and recycling. Trash is collected on Mondays and Thursdays. Recycling is collected on Thursdays. Please take bins to the curb the night before, or before 7am on those days. Return bins promptly after pickup. All garbage should be bagged. Recycling does not need to be sorted. Guest will be billed a $200 waste disposal fee if trash is not taken out on scheduled days.
7. No refunds will be provided for sightings of tropical wildlife or bugs. We utilize a monthly pest control service but occasionally something may sneak into the home when people go in and out. Windows and doors should remain closed to prevent pests from entering the home.
8. Do not rearrange the furniture.
9. Do not eat in the bedrooms.
10. Keep kitchen area clean and dishes washed.
11. Enjoy watching the birds or animals in the yard, but please do not feed or try to touch them.
12. Swim at your own risk. Swimming is inherently dangerous and host is not responsible for accidents, injury, or death. Never swim alone or under the influence of alcohol/other substances.
13. Children and pets should never be left unattended in or around the pool area. This pool does not have a 4 sided isolation fence, so additional supervision inside the home is necessary.

Cancellation Policy
The initial deposit is non-refundable. Full payment is due 10 days before arrival and is non-refundable after payment. Please see section above about trip insurance.
Once a reservation is made, we take those dates off the market from other guests, and it is often difficult to re-book at the last minute, at the same rate. If a guest cancels, we will open the dates and refund for dates we are able to rebook, at the rebooked rate.
The cleaning fee and pool heat fee will always be refunded in full for cancelled stays.
