Thank you so much for choosing my home for your stay. Before you get to the fun, please review the house rules. All guests have to follow these rules at all times; these rules are strongly enforced.

- I request that you please be respectful of the property and keep it clean throughout your stay. If you ever need additional supplies, please contact me.
- If there is something you deem unsuitable and needs immediate remedy, a repairman or representative will be authorized to enter the home to inspect and/or repair. We will make every attempt to make your stay problem-free.
- Only dogs are allowed, no cats. 2 dogs maximum regardless of size. When left alone in the home, dogs must be kenneled or contained in some manner. Any damages from pets will be assessed a fee for repair or replacement. Pet fee is $100.
- Garbage runs on Mondays for regular trash (grey bin) and Fridays for yard waste (brown bin). Bins must be pulled to the opposite side of the road due to the trash truck only able to run in one direction down the road. If a holiday, trash day is typically the following day.
- Smoking inside the home (to include the garage) is a violation of our house rules and something you must avoid. This leaves the house in a condition not suitable for the next guest. Please utilize the rear patio or driveway for smoking purposes.
- Locals must contact the host before booking.
- It is my priority to offer you white glove service which includes linens, bath towels, as well as a starting supply of essentials such as toilet paper, paper towels, laundry pods and basic toiletries. Additional supplies can be requested for long term stays (28+ days). Requests for an abundance of supplies will not be fulfilled.
o To provide the best quality service to our guest, we offer luxury hotel-quality towels/linens. Please be respectful of bed sheets and towels.
o Please utilize makeup/foundation towels for their intended purposes. Un-salvageable linens or bath towels will be charged to the guest. Our housekeeping team will wash all laundry at the end of each stay.
- Check-in is at 3pm / check-out is at 10am. Check out time is strictly 10am. Additional charges will apply if checkout is after this time.
o Any late check out is subject to a late check out fee of $20 per hour after 10am. If checkout time exceeds 3 hours after normal checkout time, you will be charged for an additional night. This does not award you possession of the property for an additional day, a separate booking must be placed if you would like to physically stay an additional night.
o This additional day charge is the base rate of the room without discounts that may have been applied previously.
- The occupancy limit for this property is 6 people and any additional guests on the property will be automatically vacated for trespassing.
- Broken, damaged, or missing items will result in additional charges.
- No loud noises between 9pm-10am.
- No illegal activities or weapons of any kind.
- Park in your designated area. Maximum of 4 cars allowed. Cars must be parked in the garage or driveway. Avoid parking on the lawn.
- Do not re-arrange indoor and outdoor furniture
- Please let us know immediately if something is malfunctioning so it can be fixed. Items that are broken, missing, or malfunctioning need to be communicated as soon as you check in. This will protect you from any additional charges for damages and allow us to fix it promptly.
- If the house is damaged or dirty beyond reason, an additional $100 cleaning fee will be applied.
- Please acknowledge that occasionally, we may leave consumables such as condiments or snacks. These are free and please indulge yourself to your desire. Ultimately, it is up to the guests' discretion and inspection to consume these items if they wish. The host does not take any responsibility for the consumables or any allergies that the guest might have.
- Any house rules violation is grounds for immediate termination of your stay.

Fees
- $200 per day that you are smoking inside the property
- $500 pet fee for unauthorized pets (no cats allowed)
- $20 per hour for late checkouts (2 hours maximum)
- $ price of the room for the day with no discounted rate (Base Rate) if the late checkout exceeds 2 hours
- $250 smart lock replacement if the smart lock equipment is damaged
- $35 lost garage door opener; $10 lost Roku TV remote
- $40 per soiled comforter, $10 per soiled body towel, $5 per soiled sheet or hand towel
