Enjoy a stylish experience at this centrally-located townhome in a quiet community. The location is in South Charlotte, between Ballantyne/Pineville/Matthews. It is ideal for visiting family, enjoying what our great city has to offer, and for work travelers. Lots to do in the area, including McMullen Creek Greenway across the street with miles of walking/running/biking/birding, and has great restaurants & shopping within walking distance. Its also convenient to highways for getting around the city. The full townhome is available for guest use, a two story home which allows for some separation. The primary suite takes up the entire second floor with an attached full bathroom and an open floor plan to the stairway. The secondary bedroom is downstairs with another full bathroom nearby. The home has a well-appointed kitchen with stove, microwave, and dishwasher. Also on the main floor is a dining room with 6 person table, and an outdoor patio with comfortable seating under a large umbrella. Also in the unit is a washer/dryer combo. The community features a shared pool, just steps from the back patio (currently closed for the season).

This is a suburban area, most will travel by car. There are two shopping centers with restaurants, grocery stores, and various shops with 5-10 minute walks in each direction. Uber and Lyft are also readily available 24/7.

You will receive check-in instructions the day prior to your visit. You'll have a smart lock code to access the home at your convenience beginning at 4:00 PM on your check-in day.

THIS IS A VACATION RENTAL AGREEMENT UNDER THE NORTH CAROLINA VACATION RENTAL ACT. THE RIGHTS AND OBLIGATIONS OF THE PARTIES TO THIS AGREEMENT ARE DEFINED BY LAW AND INCLUDE UNIQUE PROVISIONS PERMITTING THE DISBURSEMENT OF RENT PRIOR TO TENANCY AND EXPEDITED EVICTION OF TENANTS. YOUR SIGNATURE ON THIS AGREEMENT, OR PAYMENT OF MONEY OR TAKING POSSESSION OF THE PROPERTY AFTER RECEIPT OF THE AGREEMENT, IS EVIDENCE OF YOUR ACCEPTANCE OF THE AGREEMENT AND YOUR INTENT TO USE THIS PROPERTY FOR A VACATION RENTAL.
Check-in time is 4PM. Check-out time is 10AM. As a courtesy to our cleaners, an additional $50 fee will be charged for a check-out later than 10:30 AM or check-in before 4PM. We respect the time our cleaners need to get our townhome in perfect condition for the next guest and pass this fee onto them for their inconvenience. An additional night stay will be incurred on late check-out if more than 2 hours past 10AM, unless prior permission has been granted.
Quiet hours are from 10PM to 8AM. Please be courteous to our neighbors. Any complaints by the neighbors will result in a $50 fee after the first warning.
Cameras are set to actively monitor and record the exterior of the front entry and the patio, for security purposes. Tampering with cameras for any reason will result in a $250 fine plus actual damages. We may also cancel the rest of your stay without refund.
Please no large or loud parties. Visitors are welcome, up to a maximum of 10 guests. Only registered guests may sleep overnight (max of 6 guests past 10PM quiet time).
The community pool is available for use by guests. The pool key is located at the front door on the coat rack on a red "Lifeguard" lanyard. A lost key will result in a $25 replacement charge (what HOA charges us to replace keys). No glass bottles or glassware is allowed at the pool for safety reasons.
Absolutely NO SMOKING INSIDE, and NO PETS. Failure to comply with these rules will result in a $250 additional mandatory cleaning fee. The fireplace seen in pictures is strictly decorative and is not for use and will also result in a $250 fine as our insurance doesn't allow use. Any damaged or lost/stolen items from the premise will be charged at replacement cost. Stays longer than 14 nights may have a custom cleaning fee and/or be subject to a midpoint cleaning and maintenance check. Use of the space for business reasons requires prior approval. Payment Policy
50% deposit to be paid at the time of reservation, remaining amount to be paid in full at least 14 days prior to check-in.
Refundable Damage Deposit
Actual cost of damages or additional cleaning will be subtracted from your security deposit for items of substantial damage. Small and inconsequential accidents like a broken glass or stained washcloth will be ignored. But broken furniture, stained carpet/bedding, etc will have actual costs deducted from the security deposit. Smoking within the townhome, or on the patio with the doors open to the extent that smoke can be detected inside will result in the full deposit being kept for cleaning. Assuming no damages or additional cleaning are needed, your deposit will be returned within 24 hours of your check-out.

Cancellation Policy
100% refund available if cancellation 30 days prior to check-in. 50% refund if cancellation up to 14 days prior to check-in. If cancel within 14 days of check-in, a refund will be provided for nights we are able to rebook with another guest, nightly rates rebooked will be considered in the refund calculation. Cancellations within 14 days of check-in are not promised, but we will attempt to be as fair as possible as we realize some things are uncontrollable.

There are two designated parking spots a few steps from the front door, and ample guest parking is also very close by. The fireplace seen in pictures is strictly decorative and is not for use. The pool is now closed for the season and will re-open in the summer. Overnight guests must be 25 years or older, or legal dependents of the responsible parties, per our insurance requirements. There are two cameras on site for the security of our guests, similar to Ring doorbells. They are both active and record video and sound when triggered by motion or noise. One is at the entrance and facing the front door. The second is on the patio and covers the back entrance. There are no cameras inside. We would only review this exterior footage when there is a safety issue or if house rules are broken. Your privacy and safety are what’s most important to us.
