All the rooms are located on one floor so you’re not constantly walking up and down staircases. There are 3 bedrooms, one a king size bed with adjacent bath, a second king size bed, and one queen bed. There are 3 bathrooms total plus and outdoor shower. There is a fully equipped kitchen with a stove, fridge and coffee maker + Keurig. a Smart TV, DVD player, WiFi, and plenty of deck space for reading your favorite book
The private pool is over looked by the back deck where you can sit in the shade enjoying the gulf breeze. There is an outdoor shower for cleaning off once back from the beach or pool. For fisherman there is an outdoor sink for cleaning your catch or washing off any shells you may find

Check-In: Check-in begins no earlier than 4:00 pm but may be as late as 6:00 pm during summer, and other popular seasons as we need time to clean and prepare the home for you. In addition to cleaning and routine maintenance, Monthly services like landscaping, pest control may be scheduled during your stay. Any onsite visits will be announced with either a text or email message.
Check Out: Check-out is no later than 10:00 am as we need time to start the cleaning process.
Minimum age limit for renters: 25
We do not rent to students or any renters under 25 even if one or more parents accompany them. This policy is enforced.
House Rules Rental Guidelines
Upon confirming a reservation the guest, including all members of the guest’s party, understands and agrees to all House Rules, Rental Guidelines and additional charges that may incur by failing to follow the rules.
Maximum Occupancy: At all times, both inside and outside the home, the six person maximum occupancy is the number of persons allowed on the premises, including infants. We cater to single families, additional guests who are not previously checked in will be asked to leave and a $200 charge per person will be incurred to the reserving guest. This is not a party or events house and we strictly enforce any violation to the six person maximum occupancy.
Pets: Guests may bring up to 2 well behaved dogs with the $120 pet cleaning fee. Guests must obtain special permission, and an additional fee of $120 will be charged for each dog that exceeds the two allowed pets. If evidence of pets are found without paying the required upfront pet cleaning fee, an additional charge of $300 will be incurred. We are dog owners and hate when we can’t find hotels that accept dogs due to guests that have abuse the privilege. Pets are not allowed in pools or the pool area and pets may not be given baths in the interior bathtubs. Dogs may be showered off in the outside shower.
Private pool: The pool is visited and cleaned twice a week, it may also be inspected after any big storm. It is the guest’s responsibility for the appropriate use of these amenities. A fee of $100 will be incurred for additional cleanings due to negligence or abuse. The pool does not provide heat and anyone entering or adjusting the filter system will be charged a $200 fee, and asked to leave forfeiting all of their rental payment. We ask that no toys be left in the pool unattended.
Swimming is an inherently dangerous activity and it is the responsibility of each swimmer to assume their own risks. It is also the sole responsibility of the parents to watch their children while swimming.
Cancellations/Changes to Reservations: Once the first rental payment has been received, there will be no refunds issued unless: We successfully re-rent the home for the same dates. A 10% cancellation fee of the total rental amount will be deducted from the advance rental payment(s) if a rent the house for the original set dates. If the home remains vacant for the cancelled dates, the entire payment will be forfeited or the reservation may be reinstated and any unpaid amount will be due according to the normal payment policy;
After arrival, there should be no expectation of refunds because of dissatisfaction with the house rented.
Travel Insurance: Travel insurance is recommended and can provide coverage for various medical, travel and weather events, including hurricane evacuation, and we strongly urge you to purchase it. A Description of Coverage explaining the benefits, exclusions, and limitations is available for download on our website. Submitting a claim is the responsibility of the guest and is to be filed directly with the travel insurance company.
Refunds, Bad Weather, Equipment Malfunction: Refunds are not made for inclement weather, lack of public utilities, the unavailability of private amenities, or equipment malfunctions. Should any equipment malfunction, we will make every effort to have it repaired as soon as possible. One of the challenges of staying out on a barrier island is parts have to be ordered and repair companies have to schedule and travel a longer distance, so repairs will take longer than expected.
Damages: Guests assume full financial responsibility for damages due to misuse, negligence, or missing items. As a courtesy and to ensure your vacation enjoyment, if during your stay you find items requiring repair please contact us as soon as possible. Smoking: Smoking is strictly prohibited inside all rental homes. A minimum charge of $200 will be assessed for violations and there are no exceptions to this policy.
Handicap Accessibility: This home is not and can not be handicap accessible.
Leave No Trace: Franklin County has a year-round ordinance to keep our beaches clean and safe. All personal property must be removed from public beaches between the hours of 9pm and 7am. Unattended items may be removed and destroyed by the County.
Construction: We cannot predict the location of construction activities near the house, and we are unable to notify guests prior to arrival that the home is near a construction site. Refunds or adjustments are not made because of construction activity.
This house may be for sale. Owners reserve the right to allow showings to qualified buyers. We may be unable to notify guests prior to arrival that the home is for sale. However, guests will be given as much advance notice as possible if a showing is requested. Refunds or adjustments are not made because of sales activity.
Bicycles: The house does have some older bikes for use. They are not guaranteed to be in optimal working order. Biking can be a dangerous activity and each user must accept full responsibility for the risks involved in biking.

Payment Policy
no refunds will be issued should you have any type of unsatisfactory issue or violate house rules and are asked to leave.
Refundable Damage Deposit
100% refund if no damage is found, no unregistered guests or pets visited the property SECURITY DEPOSITS: The total of the above deposits shall secure compliance with the terms and conditions of this agreement and shall be refunded to Guest within 14 days after the premises have been completely vacated less any amount necessary to pay OWNER; a) any unpaid rent, b) additional cleaning costs, c) key replacement costs, d) cost for repair of damages to premises and/or common areas above ordinary wear and tear, and e) any other amount legally allowable under the terms of this agreement. A written accounting of said charges shall be presented to Guest within 14 days of move-out. If deposits do not cover such costs and damages, the Guest shall immediately pay said additional costs for damages to OWNER.
