Please note that we cannot allow parties on the property! This includes inviting friends and family over to use the pool during your stay. If we discover an undisclosed gathering or elevated headcount on the property without prior permission, we will be forced to evict your party and your deposit will be forfeited! (This is no fun for anyone, so please ask us even if you’re unsure!).

By booking you agree that you have read & agree to comply with these rules. Failure could result in loss of your deposit and/or being asked to leave the property:

1. Outdoor quiet hours observed 9PM to 9AM. You’re still welcome to use the outdoor amenities after hours, but please turn off any music and turn down loud conversation.

2. A refundable security deposit of $500-$1000 is typical depending on number of guests, reviews, booking circumstances, season, etc. Deposit will be refunded upon departure less damages, if any.

3. Please do not smoke anywhere on the property (inside or outside). There's a minimum $250 Cleaning & Deodorizing Fee if smoke odor is detected in the house after check out.

4. No eating or drinking in the bedrooms, please keep common areas clean after use.

5. Use of narcotics is not permitted.

6. As disclosed, we do have outdoor cameras on the property facing the back patio and pool area. These cameras are for property security and guest protection. If cameras are covered, tampered with, or deactivated, guests will be fined up to $500.

7. Please be kind to our Earth by turning off lights and water valves after use. Please set thermostat in summer 77F in winter 68F when not occupying the unit or upon departure.

8. No Parties/Events are permitted. This is a quiet community neighborhood

9. No open flame or Fireworks & candles on the property.

10. Only Registered Guests are allowed onsite, additional guests must be approved. All guests over 18 must be registered in to the Itinerary with a verified ID & photo.

11. Check-out is 10AM unless stated otherwise. A Mandatory $50 fee for unauthorized "Overstay" per hour. If "Overstays" exceeds two hours past checkout, guest is responsible for the Daily Base Rate (without discounts) & does not award you possession of the property for the day of "Overstay". If guest wants to extend their stay (based upon availability), a new official booking will need to be made. If "Overstay" causes a future reservation to be refunded, guest is responsible for the full cost of refund.

12. Minimum requirement of 25 years old of age to book.

13. Bringing extra guests that are not included in reservation without approval will result in extra fees.
