Getting around
To access the beach simply cross South Forest Beach Dr. at the front of the building and go through Sea Side Villas. It is about a 2 minute walk. Public transportation is provided by Breeze. It provides a trolley service for our area. The service is free and pick up is located at the Coligny beach access. The best way to see the island and to get around is to rent a bike. Bike rental companies will deliver directly to the villa and pick up at the end of your stay. The island has miles of bike trails that are well maintained and beautiful. Walking is another great way to get around. Coligny is a very short walk from our villa and is the downtown of Hilton head. you will find shops, restaurants, and entertainment there. The new Celebration Park is also within walking distance and is a must see. Free pickleball and tennis located at Cordillo courts a short walk away. To access Sea Pines you will need a car because they require a pass to enter.

you will receive a code for the front door. Due to the need for the cleaners to access the villa we adhere to a strict check in and check out policy. Late check outs or early check ins could result in fees deducted from your security deposit

Water Damage: If water gets on the floor, clean immediately. Water damage will result in forfeiture of your entire security deposit.
Pets: Pets are strictly forbidden. Pets on or in the property will result in immediate renter eviction, and forfeiture of security deposit. You will also be responsible for all fines imposed by the Board of Directors of Surf Court.
Departure and Arrival Times: Arrival time is AFTER 4:00 PM. Please do not arrive before this time. Early arrivals will forfeit security deposits. Departure time is NO LATER than 10:00 AM. Late departures can cause the villa not to be ready for the next guest. Late departures will result in forfeiture of security deposit.
Maintenance: All equipment should be in working order. Please report any inoperative equipment or broken items to the owner right away. This serves 2 purposes. The sooner I know of a problem the sooner I can have it fixed. If you fail to report problems, you could be charged for the broken item. Every effort will be made to make prompt repairs; however, no refunds will be made for inoperative air conditioners, appliances or any mechanical failures.
Occupants: This villa is equipped to accommodate 8 people regardless of age. More than 8 people in occupancy is a violation of the fire code of South Carolina. Fines will be imposed, and additional fees will be charged.
Furnishings and Equipment: Our villa is furnished for normal housekeeping and includes dishes, cookware, flatware, glasses and basic appliances. We are also pleased to provide linens, bath towels, starter packages of detergent, bath soap and paper products. Please remember if you break anything to replace the item to avoid being charged. Bring your own beach towels. Bath towels taken to the beach or pool will result in a replacement charge. Do not rearrange the furniture in the villa.
Loss and Injury: Any loss or damage to personal property of the renters and or any injury to any renter will be the sole responsibility of the renter. Renters shall indemnify the owners, Dave and Linda Mirkovich, for all injury and loss.
Items left behind: Please make sure you take all your items home with you. We are unable to return items left behind.
Locked Closets: There are a few locked closets in the villa. These contain the owner's personal items and are not part of this rental.
Rules of Conduct: Attached you will find the Rules of Conduct that are governed by our Board of Directors. These rules apply to the common areas of this complex. Please read these and understand that they are also a part of this agreement and must be followed. Any fines that are charged by the Board to us resulting from your conduct will be deducted from your security deposit.

ALL RESIDENTS, GUESTS & TENANTS MUST ABIDE BY THE FOLLOWING RULES
1. No one shall act so as to interfere with the peace and enjoyment of the residents of the other units, such as, playing loud radios, televisions, musical instruments and amplifiers or being involved in or having loud parties or engaging in potentially hazardous activity. Quiet time is between I0PM and 8AM.
2. Due to limited parking at Surf Court, owners/tenants are allowed 2 vehicles per unit. Temporary guest parking passes are available from Associa (Monday — Friday 9am-4pm).
• It is not permitted to park unauthorized or disabled vehicles (flat tires included) on site, NO vehicle maintenance (including oil changes) or repair is permitted.
• Boats, trailers, motor homes, rented or personally owned golf carts, mopeds or
motorcycles are not permitted. These vehicles will be towed at the owner's expense. No
vehicle is permitted to be parked for storage purposes. Surf Court is not responsible for
any theft or damage to a vehicle.
• Owners will be notified of an infraction and may be subject to fines.
3. You may not park in another unit's numbered spot without their permission.
4. All pets must be on leashes. Short-term tenants (less than 30 days) are not permitted to have pets. A $250 fine will be assessed to any Owner whose short-term tenants have pets. A $100.00 fine will be assessed to any owner or tenant who allows their pet or service animal in the courtyard or pool area of Surf Court. It shall be the responsibility of any owner utilizing a
property manager and/or rental management agent to duly inform them of the pet rules to
assure compliance with the requirement and fines.
5. Firearms (including BB guns) are not allowed in the courtyard. Combustible materials, potential fire hazards including fire pits, tiki torches, propane heaters or fireworks are not permitted. Fireworks are not permitted to be discharged on the premises or in the parking lot.
6. Gas or charcoal grilling is permitted on the ground level only and must be at least 10 feet from the building and supervised at all times. When not in use gas or charcoal grills should be stored against the building and away from pine straw. Ashes from grills must be disposed of properly and not dumped in the courtyard. No gas or charcoal grilling is allowed on balconies. Electric grills are permitted to be used on balconies.
7. Nothing, may be hung from shrubs, trees, balconies, gates, fences or windows, to include but not limited to swimsuits, towels, bedding and rugs. A fine of $50.00 will be levied per incident to the owner of the unit.
8. No posters, advertisements or signs may be displayed in or on the property.
9. Garbage/trash and recyclables must be placed in proper containers. Every unit must provide a proper garbage container with a tight fitting cover. Recyclable containers have been provided.
10. No electrical, telephone, internet, television wiring or antenna; air conditioning units or similar objects can be installed on the exterior of the building.
11. All residents, including short term tenants are required to keep their immediate area (front,
courtyard and back) neat and attractive looking.
12. Bike riding is not allowed in the courtyard. Bikes are not allowed in the courtyard and must be stored in a bike rack or in an individual service area. Owners are encouraged to store their bikes in their service area to enable common area bike racks to be utilized by short term tenants. Bikes cannot be stored on sidewalks, parking spaces or locked to gates or trees. A fine of $50.00 will be levied per incident to the owner of the unit.
13. Overnight guests are limited to 6 people in a 2 bedroom villa, and 8 people in a 3 bedroom villa as per fire code.
SWIMMING POOL
The swimming pool does not have lifeguard service. Swimming is at the person's own risk. All posted pool regulations must be observed. Pool hours are 8:00 a.m. to sunset. State law prohibits pets in the pool area. No glass of any kind is permitted in the pool area. For the safety of owners and guests, use plastic bottles, aluminum cans or other safe containers. A parent or responsible adult supervisor must accompany all children under the age of 12.
Unless otherwise specified, any violation of the Rules of Conduct is subject to a fine of $100.00 per each occurrence. Fines will be assessed against the owner who is responsible for his/her behavior as well as that of any guest or tenant. Associa will attempt to notify the owner before assessing a fine, but prior notice is not required and may not always be given.
An owner's notification and provision of a copy of the Rules of Conduct to any person shall not absolve the owner of the responsibility to pay any costs associated with any violation of the Rules of Conduct.
In the event of any violations or imposition of fines, or other charges, costs and expenses, Associa shall communicate and otherwise deal directly with the owner.

Cancellation Policy
if the owner cancels for any reason you will receive a full refund. In the case of an evauation you will receive a full refund. If you cancel within 60 days of your arrival you will receive a full refund minus a $50.00 service fee.
Notes
Guest may NOT bring pets. Guest will be held responsible for all damages, and fines if a pet is brought on the premises, including forfeiting security deposit and the $250 fine imposed by the board of directors.
Anyone with more than 8 guest will forfeit their security deposit and pay any and all fees imposed by complex.
