This custom-built retreat features high-end finishes (Restoration Hardware’s lighting fixtures & furnitures) and is nestled on the bayside of Pointe West, offering 6 bedrooms and 5.5 baths, sleeps 16.
It is professionally managed by GALVESTON LUXURY VACATION RENTALS. We’re a boutique company with a small, dedicated team available 24/7 throughout your stay.

• 60 days prior to your check-in date will be nonrefundable
HURRICANE AND MANDATORY EVACUATION: If there is an ordered mandatory evacuation due to hurricane or other events, you are required by state law to vacate the property. If you declined trip cancellation insurance, you shall not be entitled to a refund by us.

WARNINGS: It is very important to know that All the dunes and bushes on the island are the poisonous snakes’ habitats. This has been known in Galveston for many years. Please stay off the dunes and bushes. Stay on the dune walkover to get to the beach. Always watch your steps when you walk on grasses or the walkover.
BUGS: ants, mosquitoes, chiggers, palmetto bugs, cockroaches, silverfishes, spiders, love bugs, big bugs, small bugs, tiny bugs, and all kinds of bugs are part of Galvestons life. Because we are in the coastal region with wetlands and open ditches surrounding.
To control these pests, the house has been scheduled to be sprayed quarterly and annually by our local pest control company. Per our pest control company, the spraying does not prevent them from crawling or flying in during the open and close of getting in and out of the house. However, if they do get in, they wont survive. You might see them unexpectedly during your stay.
Close all the doors immediately after use, and turn off the outside lights at the doorways also help to minimize them from getting inside. Because lights attract bugs.
Please do not bring food, snacks, candy into the bedrooms to prevent ants. Please do not leave food crumbs on the floor, inside the house will attract ants, or the ground floor, outside where the picnic tables are, will attract wild animals such as snakes, ants, bugs.

The house is located in an area that is still being developed. We cannot predict the exact start date of new construction or the duration of any ongoing work. While you may choose to reserve a house when no construction is taking place, please be aware that construction could begin before your arrival. We regret any inconvenience that may result. • We DO NOT accept prom, homecoming, wedding, nor house parties. These are strictly prohibited for immediate eviction and forfeit all your rental and security deposit.
• Absolutely No Smoking (any kind including vapor), No Pets. We have a very strict policy on these rules due to a medical problem.
• Our minimum booking age is 30. ID will be required.
• The Primary Guest ( the one had paid for the booking) must check-in at the property and be there for an entire stay or we have the right to refuse occupancy, cancel the reservation and retain the full payment and the security deposit.
• Maximum occupancy is up to 16 (including infant and up) at any time. Only registered guests (listed on the rental agreement) are entitled to stay at the house. Having day guests, unless pre-approved in writing, will be charged for $100/day /guest. Day guests are any guests beyond those are registered or listed on the rental agreement.
CANCELLATION:
• Due to the nature of the vacation rental business, we are not able to accept the cancellation occurs less than 90 days before the arrival date. Cancellation of 90 days or more prior to your check-in date receives a full refund less a 3% for cancellation fee. Because the credit card processor does not refund their processing fee.
• Cancel less than 90 days prior to your arrival date will not receive a refund. With all effort, we will try to rebook and refund the difference and less 3% due to the credit card processor does not refund their processing fee
• No credit will be given for shortened stays due to the last arrival or early departure for any reason.
• No cancellation due to weather, including but not limited to rain, storm, severe storm, or hurricane.

• Absolutely No Smoking (any kind including vapor), No Pets. We have a very strict policy on these rules due to a medical problem.
• Our minimum booking age is 30. ID will be required.
• The Primary Guest ( the one had paid for the booking) must check-in at the property and be there for an entire stay or we have the right to refuse occupancy, cancel the reservation and retain the full payment and the security deposit.
• Maximum occupancy is up to 16 (including infant and up) at any time. Only registered guests (listed on the rental agreement) are entitled to stay at the house. Having day guests, unless pre-approved in writing, will be charged for $100/day /guest. Day guests are any guests beyond those are registered or listed on the rental agreement.
CANCELLATION:
• Due to the nature of the vacation rental business, we are not able to accept the cancellation occurs less than 90 days before the arrival date. Cancellation of 90 days or more prior to your check-in date receives a full refund less a 3% for cancellation fee. Because the credit card processor does not refund their processing fee.
• Cancel less than 90 days prior to your arrival date will not receive a refund. With all effort, we will try to rebook and refund the difference and less 3% due to the credit card processor does not refund their processing fee
• No credit will be given for shortened stays due to the last arrival or early departure for any reason.
• No cancellation due to weather, including but not limited to rain, storm, severe storm, or hurricane.

Payment Policy

Refundable Damage Deposit
The security or damage deposit will be refunded 7 days after the departure date. More details are in the rental agreement.

Your reservation is not confirmed until we receive the payment, a signed rental agreement and a copy of the valid driver's license by the primary guest. The primary guest is the one who booked and name on the credit card. And he is the one can check-in and must stay at the property for the entire length of the reservation.
