We bought this farm with two houses, two barns and a garage to update into our own Paradise. I am a writer and will publish my first book in 2022 while Mark loves cars, planes and gas pumps to collect and restore. We love horses and have three with plans to add more. We have a family of wild turkeys we love to watch and feed. We love our farm called Tennessee Destination Farms just north of Nashville, Tennessee.

Nashville itself, has little to no public transportation; however Uber and Lyft are strong for using to get around as well as taxis. Ashland City doesn't have taxis/uber/lyft, however there is local couple that does provided professional transport to and from airport. Contact host for details, if needed.

HOUSE RULES
As part of the booking process the House Rules become an agreement between host, Rhonda Stephens and/or Mark May, and Guest(s) outlining terms and agreements for any completed booking. This agreement binds the Guest even without a signature or acknowledgement; reading the House Rules is a requirement for booking to proceed and you will receive a rental package with a copy to initial. With payment of fees, the House Rules become a binding agreement. All damages are Guest(s) responsibility, and a security deposit will be required. Upon checkout and inspection if no damages noted or extra cleaning the security deposit will be returned in five to seven days back on the original form of payment.
A rental agreement for the vacation rental/short term rental terms will be sent after booking. House Rules will be included in this package. IAll items in packet will be required to be filled out completely no blanks, signed and returned with photocopies of all ID’s. All adults are to provide valid governmental identification. These documents will be held in a secured Cloud location and destroyed after reservation is concluded approximately one week. Under no circumstances will these private documents be shared.
These documents as well as the ID are collected for the short-term business insurance which secures the property and the additional damage protection policy (reservations of 21 days or less) on all reservations as well local and state regulations. These documents will be sent by business email.
Any unregistered guests not identified on rental agreement or reservation are not allowed and will be grounds for termination of reservation no refund. We do not charge per guest we have a maximum of 4 persons for this property. We cannot accommodate any more. Thank you for understanding.

We provide shampoo/conditioner, extra toothbrush upon request, soap, body lotion in each bathroom. We provide sleeping masks should the outside light via the electric company (we cannot have it removed we tried) these are in the nightstands in each bedroom. They are individually wrapped. Please use as needed. For longer stays check with host if more supplies are needed. However, for all stays these are starter packs unless host can provide more. Contact host for details.
**This home is on a septic system please be mindful. Only 1 ply toilet paper or RV toilet paper is allowed in the system. No wipes, please place female products in outside trash receptacle.
Please check out the Guidebook, online and one in the home, for local attractions, food and entertainment or grocery stores. Check in-check out instructions, WIFI information (also on refrigerator magnet), tv channels and how to work it. Contact host with concerns or need more information.
Property maintained with Security System and Cameras, located on front and back porches, 24/7 outside/monitoring (recording) BY ADT. NO cameras inside this property.

***No Late Check Out**. CHECK OUT IS 10:00 AM. CHECK-IN IS 4:00 PM THROUGH 9:00 PM. PLEASE TEXT UPON ARRIVAL SO ENSURE ALARM HAS BEEN DISARMED. Early Check in up to two hours is additional fees-$25.00.
**Please remove shoes before entering the home placing them outside or leave them underneath the coat rack next to door. Thank you.
**Please enjoy red wine in areas without area rugs, for example not in bedrooms upstairs and downstairs, and living room. Any outdoor space, front porch, outside fire pit area or back patio are best for wine drinking. Spills happen but you will be charged for damages. Please make sure you talk to us about any damages so we are aware in advance and insurer can be notified.
***Our working farm is not child-friendly, yet WE MAY ACCEPT CHILDREN ON A CASE-BY-CASE BASIS. If we do, through a request or inquiry, accept your children, we are not child friendly and provide no toys for inside or outside. We have 15 acres, but the pond is deep, so we ask that if the children want to play outside, please SUPERVISE ALL TIMES. If at any time we see children unsupervised regardless of age, we will need to alert you to this, and this could affect the stay. We do offer Tours of the farm. We allow you to be introduced to all the farm animals such as horses, maybe see the wild turkeys. One of us must accompany you and your guests so please call or message a request for the tour.
***if you stay long term; 7 days or longer, we ask that you allow us a complimentary twice monthly cleaning of the space at your convenience with mutual time and date agreed up with 24 hours-notice. We remove trash ourselves for we DO NOT have a weekly trash service. We remove trash weekly to the county trash facility. Use the back patio trashcan to ALLOW trash for weekly removal. Please place refuse in the can.
For Service Animals, per ADA: Emotional support animals, comfort animals, and therapy dogs are not service animals under Title II and Title III of the ADA. Other species of animals, whether wild or domestic, trained, or untrained, are not considered service animals either. The work or tasks performed by a service animal must be directly related to the individual’s disability. It does not matter if a person has a note from a doctor that states that the person has a disability and needs to have the animal for emotional support. A doctor’s letter does not turn an animal into a service animal.
The ADA requires the animal to be under the control of the handler. This can occur using a harness, leash, or other tether. However, in cases where either the handler is unable to hold a tether because of a disability or its use would interfere with the service animal’s safe, effective performance of work or tasks, the service animal must be under the handler’s control by some other means, such as voice control.
· The animal must be housebroken.
· The ADA does not require covered entities to provide for the care or supervision of a service animal, including cleaning up after the animal.
· The animal should be vaccinated in accordance with state and local laws.
· An entity may also assess the type, size, and weight of a miniature horse in determining whether or not the horse will be allowed access to the facility.
We request this info per the ADA:
1. Is the animal required because of a disability?
2. What work or task has the animal been trained to perform? And we ask in advance to be provided that information. We are happy to host guests with service animal trained.
Other support animals per ADA: While Emotional Support Animals or Comfort Animals are often used as part of a medical treatment plan as therapy animals, they are not considered service animals under the ADA. These support animals provide companionship, relieve loneliness, and sometimes help with depression, anxiety, and certain phobias, but do not have special training to perform tasks that assist people with disabilities. Even though some states have laws defining therapy animals, these animals are not limited to working with people with disabilities and therefore are not covered by federal laws protecting the use of service animals. Therapy animals provide people with therapeutic contact, usually in a clinical setting, to improve their physical, social, emotional, and/or cognitive functioning. However, we are not required to accommodate EAs animals.
We can decide to terminate the reservation without refund as according to ADA regulations service animals or support animals may not be left alone or unattended and if the service or support dog causes damage it is required to pay all damages.
We will host one service animal per reservation, we do not charge pet fees, however due to other issues regarding pets we do have a security deposit requirement to cover all damages.
We required all reservations to place a refundable security deposit during booking regardless of method of booking ie. OTAs, Airbnb, VRBO etc. Thank you for understanding.
***Landscaping is performed every Thursday or Friday and as well as watering of outside plants.
***We love animals, however, are unable to accept pets currently. All undisclosed pets bought onto the property we will charge a fee of $150.00 deducted from your security deposit.
***After your amazing stay please try to leave the home as clean as possible. Don’t worry about the linens and other items we will take care of that when we clean for the next amazing guests. We only ask wet towels to be placed in a nearby tub or laundry room, dishes in sink and trash in can.
***If you plan to take professional photography, (anything other than social media) during your stay, please let us know in advance so we can see if it is acceptable to us without invading our privacy. We do offer day rates for those needing a rural farm setting for photos and/or special events. We do have direct booking for these types of experiences.
***The Main House down the long drive, is our amazing retreat on the farm, so we ask that guests do not come to the house or barns unless prearranged. Message us to see if our schedule allows a tour of the farm and we will meet you at the Phoenix House to escort you. We love to show it off.
***The 1941 Caboose is not ready for photos or visitations. We are in the process of remodeling and will soon be live on various websites.
***If you plan to have daytime/dusk visitors message us to let us know in advance. We are fine with this but this in case of emergency we need to be fully aware of all guests and those guests invited over with names provided. If you do not disclose guests(s) reservation will be terminated. Insurance (provided by Host) covers only registered guests. No exceptions.
NO SMOKING, NO VAPING, NO ILLICIT DRUGS, NO CANNABIS. WE WILL NOTIFY PROPER AUTHORITIES. And your is terminated with no refund. Extra cleaning needed will be deducted from deposit.
**Only two vehicles are allowed, and NO TRAILERS are allowed period.
***Please contain the fires in the fire-pit at acceptable levels, this is the country so please be mindful. There is a hose on the side of the house (by firepit) to dampen the fire when done. Please do not leave the ashes hot without a douse of water. **We do have a S’mores station set up usually in one of the cabinets. This is a started set feel free to enjoy. Please place waste in the outside trash can after the sticks are cold and not hot. Or allow the fire to consume them. Thank you so much for enjoying and staying at this lovely, charming 123-year-old home, it has been a labor of love creating this space just for our guests. Enjoy your stay and please tell your friends. And come back often!!! We understand they seem comprehensive, but it is requirement of sites such as Airbnb for Aircover and other insurance providers.

Payment Policy
We have stripe to take credit cards. Payment due at booking.
Refundable Damage Deposit
Upon check out and a walk through with guests, we will immediately return the deposit if not damages are noted. We collect deposits through PayPal, Venmo or Stripe and returned same.
Cancellation Policy
You may cancel in full a week after booking unless arrival date is in 7 days. We take cancellations on a case-by-case basis and if we can rebook, we will refund days booked. If you book for 30 days more than cancellation policy changes, we will fully describe it in the rental agreement. Longer stays of a month or more may require higher security deposits. We accept longer stays of 3-6 or 12 months and request to discuss with owner for those terms.
