1. No parties are permitted. The guest responsible for the reservation must be 25 years & older and not reside within a 2 hr driving distance from Kissimmee, FL. Families with children are welcome. Please contact us for possible exceptions. 2. Please send me a copy of the ID (driver's licenses/passports) of all adults staying at our home prior to check-in for community/HOA security requirements. Adults without this ID verification will not be permitted to enter the premise. 3. You will be asked to sign a short-term rental agreement within 48 hrs after booking. The agreement will reflect and expand on the rules listed here. 4. Pool Heating is available for an extra $30 a day for the duration of your stay to cover energy costs. If you decide to have pool heat, please let us know at least 48 hours before check-in. 5. The AC unit is functional. However, the thermostat has a minimum set range because colder temperature runs the risk of freezing the condensers. That said, the house is very comfortable and cool and there are ceiling fans in the bedrooms. 6. There are security cameras that are actively recording in the front & back outdoor areas of the house. One is located in the pool area. These were installed by prior owners of the house and remain there for resident safety/security, if necessary. Arrangements may be made to turn off only the camera in the pool area if discussed beforehand. Please reach out if you have any questions/concerns. This disclosure is in accordance with the Airbnb platform policy on outdoor cameras. 7. There are no child safety fences around the pool. Door pool alarms are not currently functional. That said, door locks to the pool are located high (see pictures) and difficult to open as features to prevent young children from accessing it without supervision. Adult supervision of children in the pool area is necessary at all times. 8. There is a dart board for entertainment in the garage. Please do not allow children to use it without adult supervision. 9. Please plug in toasters and coffee machines prior to use and unplug them at checkout to prevent fire. 10. No smoking/vaping of any kind inside or outside of this home is permitted. We live in the house during parts of the year and are very sensitive to the smell of smoke. There will be a $500 penalty charge for deep cleaning if there is any sign of smoking/vaping. 11. No pets (including emotional support animals) are allowed in this home. There will be a $500 penalty charge for deep cleaning if there is any sign of a pet. 12. Please bring your eye masks for sleep if you are sensitive to or get awoken by light, particularly in the morning. Some of the blinds do not close completely. I plan to update the blinds in the future. 13. Travel insurance is highly recommended to cover non-refundable costs in case of unforeseen events such as inclement weather impacting travel plans.
