Pets welcome at no additional charge. You must not leave them unattended in the yard and you must pick up after them. Several large dog beds are located in the living room, upstairs, and in the master bedroom. Please use the lightweight throws, stored in the armoire in the living room, to cover the couches and beds if you let your dog on the furniture. We added a poop bag dispenser to the back porch.

SHORT VERSION: Large home with beautiful hardwood floors throughout. 3 bedrooms, 2.5 baths with a laundry room. Spacious living area with wireless gigabit internet, TV, and streaming services for entertainment. A fully equipped kitchen includes a gas stove and oven, a butcher block, and a dining area for 6. Large bedrooms offer private space for groups. Pets are always welcome at no additional charge and a cushy dog bed is located in the master bedroom. Nice porches and yards available in front and back for leisure and pets. Games and puzzles available for those nights you feel like staying in. Close to hiking, skiing, a very cool steam train, and all kinds of adventure!

We have placed a dog bed in the master bedroom, but it can be moved anywhere in the house. The second level has two bedrooms, also with queen beds, and a shared bathroom at the top of the stairs. Each bedroom has a spacious closet and dressers for clothes. There is a half bath off the hallway to the master that houses the washer and dryer. In the main living area, there is a dining table, fully equipped kitchen, and a living room with board games, a TV, sofa, and two chairs. As for the kitchen, it has a full set of pots and pans, flatware and place settings for 6, dishwasher, gas stove, a microwave, blender, kettle, and a coffeemaker. There is gigabit wifi throughout the house and the Blu-Ray player in the living room has apps for watching Netflix, Amazon Video, and other streaming services. The front and back porches have seating areas and are great for enjoying the mountain air or a nice cup of coffee or hot chocolate. The front and back yards are great for games or for playing with your pooch. All we ask is that you pick up after your dogs before you leave. Three off street parking spaces keep your vehicle from getting stuck in the slush in the winter months. The house is within walking distance of downtown. Georgetown is located just off of I-70 and is close to several ski resorts such as Loveland (12 miles / 15 minutes), Keystone (29 miles / 35 minutes), Arapahoe Basin (20 miles / 30 minutes), and Winter Park (30 miles / 45 minutes).

There is an electronic keypad on the front door. If that isn't working for some reason, there's a backup key that fits the front and back doors. This key must be returned at the end of your stay. You do not need to meet anyone to check in. There are security cameras on the front and back door. These are not to be unplugged or covered.

Property Rules:
- THERE IS NO SMOKING ON THE PROPERTY AND WE DO NOT RENT TO SMOKERS. If there is evidence of any kind of smoking including cigarettes, electronic cigarettes, pipes, cigars, cigarillos, bongs, joints, etc. there will be a $500 penalty in addition to any additional cleaning charges. We strongly encourage you look into edibles if you wish to partake in 420 friendly activities.
- You must be at least 25 years old to rent the property. We do require a copy of your driver's license for verification.
- No children under 7 years old. There are stairs at every entrance and we are not baby proofed.
- 2-night minimum on all stays. Longer minimums may apply to certain holidays.
- Occupancy: Per our license, overnight occupancy is limited to a maximum of 6 individuals.
- Reservations: We require a completed rental agreement and either a credit card on file or a partial rental payment to hold a reservation.
- Deposit and Damages: If you pay with a credit card, we do not charge a deposit. If there are damages, we will provide documentation of the damages and an itemized list of repairs. You are expected to pay for actual repair costs. Any damages are subject to a $150 minimum charge.
- Security Cameras: There are exterior security cameras on the front and back door. These are not to be unplugged or covered. Disabling the cameras is grounds for immediate eviction. This is non-negotiable.
- Breakage: We are pretty good at recognizing the difference between something that was intentionally damaged and something that simply wore out or broke from overuse. We do our own repairs whenever possible and can respond quickly to any issue. Please let us know immediately if something needs attention, but do not attempt to fix anything yourself.
- Trash, Recyclables, and Bears: We recently added trash and recycling service due to an uptick in trash. We also have a bear that likes to sniff our trash cans.The rules for trash (pick up dates, the list of accepted recyclables, how to use the bear clips, etc) are posted inside the house. You are expected to read and follow them. In addition, we strongly suggest you not leave any food inside your vehicles to avoid damage from bears in the spring, summer, and fall months.
