As you step into our Carriage House, youll find a haven designed for couples, families, or small groups of up to 5 people. The spacious bedroom, nestled on the second floor, boasts a luxurious memory-foam king bed that practically begs you to hit the snooze button a few extra times. Need flexibility? The twin daybed is perfect for reading or accommodating an additional guest. With touches like blackout shades, a ceiling fan, a vanity/desk, and ample storage, weve ensured your stay is both restful and indulgent.
The essentials are covered in the well-appointed bathroom, located just outside the bedroom. A combination tub/shower, plush towels, a full-length mirror, a hairdryer, and an iron/ironing board are all at your disposal.
On the first floor are the living room and kitchen. Sink into plush seating and let the day melt away. The cozy couch opens into a queen sofa bed, providing comfortable sleep for an additional 2 guests. Planning a movie night? A flat screen Smart TV and a variety of board games await. (Dont forget to pack your streaming account logins!) Craving some tunes? An Alexa-enabled Bluetooth speaker is ready to set the mood. Our fully stocked kitchen invites you to whip up delicious meals and create lasting memories around the dining bar.
Parking is a breeze with a dedicated space for one vehicle in the lot, and additional street parking if needed. And yes, were a dog-friendly haven! Bring along up to 2 potty-trained, well-behaved dogs to join your adventure for a fee of $25 per night per dog (check House Rules for details).

Weve got a set of house rules to ensure everyone has a fantastic stay. Failure to follow these might lead to additional charges or, in the worst-case scenario, termination of the reservation without a refund.
📝 Booking Agreement: Please sign the digital rental agreement within 48 hours of booking (or ASAP if you’re arriving in the next 5 days). Failure to do so may lead to cancellation based on the agreed-upon cancel policy. We want to make sure everything’s set for your stay!
🏡 Treat It Like Family: Be a thoughtful guest — imagine its your favorite aunt and uncles place. Clean up after yourself and leave things as you found them.
🚫 No Shenanigans: Keep it cool — no drugs, illegal activities, unaccounted-for guests, or parties. Breaking this rule could result in your reservation being terminated without a refund. Let’s not part ways on bad terms.
🚭 No Smoking: If you need to puff, do it off-property (on the sidewalk or beyond). No smoking or vaping indoors or in the parking lot.
🏘️ Neighborly Vibes: Respect our neighborhood. Keep noise down after dark, and save the party vibes for Broadway. Nashvilles quiet hours are 11 pm to 7 am.
🐾 Furry Friends Welcome: Bring up to 2 potty-trained, well-behaved dogs for $25 each per night. Let us know in advance; the fee will be added to your reservation. (On Airbnb it’s collected via their Resolution Center after booking.) Keep your pups leashed outside the home, walk them on the grass by the sidewalk for bathroom needs, and clean up after them. (There is no yard access at the property.) All furniture must remain pet-free unless you cover it with sheets you bring with you. Our space is for dogs and humans only — no other creatures allowed.
💁🏻♀️ Age and Guests: The primary guest (the one who books) must be 21+, stay the whole time, and be responsible for the group and the home. Our nightly rate covers 3 guests or less. Extra guests (up to our max) are charged at $20 each per night. Final headcount must be confirmed and paid no later than 24 hours prior to arrival. Our max occupancy is firm at 5 guests, and only those listed on the reservation are permitted on the property. No additional visitors for any length of time. Middle TN residents, reach out for approval before making a reservation. Instant bookings by locals are subject to cancellation. Families and children are always welcome, but the home is not child-proofed.

🧰 Appliances and Repairs: Well tackle household equipment issues as quickly as possible. If we cant restore an appliance or other equipment to habitable standards (as determined by us), well do our best to relocate guests or, if not possible, refund the remainder of the stay. In the rare event this happens, we are not financially responsible for new accommodations.
💼 Liability Matters: Were not responsible for accidents, injuries, illnesses, or the loss of valuables on the premises. Guests assume the risk of any harm arising from their use of the property and take on all liability and expenses to repair or replace things they break.

The rental agreement must be signed within 48 hours (or immediately upon receipt if your arrival is within 5 days) or your reservation is subject to cancellation as a breach of house rules in accordance with the agreed-upon cancellation policy.
* Be a kind and considerate human, and treat the place as if it were your favorite aunt and uncle's. Remember that the home belongs to real people. At the conclusion of your stay, follow check-out procedures (they're easy peasy) and return the home in the same condition in which you found it.
* Our nightly rate covers 3 guests or less. Additional guests (up to our max occupancy of 5 guests total) are charged at $20 per person per night. Accurate headcount must be confirmed, with additional fees paid for, no later than 24 hours prior to arrival. Our max occupancy is firm and we cannot accommodate groups larger than 5.
* Drugs, illegal activity, and parties are strictly prohibited. Violations will result in immediate termination of the reservation without refund.
* Smoking is only permitted off-property (on the sidewalk or beyond) and cigarette butts must be disposed of properly. No smoking in the apartment or the parking lot at any time—including e-cigarettes and vape pens. (No ifs, ands, or butts about it.)
* Remember you're staying in a residential neighborhood. We care about our neighbors and our community, so please be sensitive and respectful with your volume levels. While we absolutely want you to have a great time while you're here, please keep the partying on Broadway and not in our guest house. Nashville city quiet hours are from 11pm to 7am daily. Noise violations and/or complaints will result in termination of the reservation without refund.
* We welcome potty-trained, well-behaved dogs, up to 2 dogs per stay, for a fee of $25 per night per dog. Please let us know ahead of time if you plan to bring pets and the fee will be added to your reservation. Your fur babies must be housebroken, non-aggressive, and not display repeated, unprovoked barking. (Indoor piddle pads are not allowed.) They must be on a leash at all times outside the home. Please walk your dog on the grass by the sidewalk for bathroom needs and clean up all waste immediately, disposing in the outdoor trash receptacle. Pets are not allowed on the furniture unless you keep furniture covered at all times with sheets/coverings you bring with you. We are unable to accommodate cats, birds, reptiles, rodents, or any other creatures: humans and dogs only. If you have a unique circumstance, please discuss with us first.
* The primary guest booking the reservation assumes responsibility for all guests in their group as well as the home & its contents. Only wall-saver tape is permitted for hanging any decorations, and all decor must be removed and disposed of at check-out. Per local regulations, no signage or decorations may be visible from the exterior of the home. Any damage to walls, ceilings, paint, etc. will be charged to the guest.
* Local laws require that the primary guest booking the reservation be at least 21 years of age and stay for the entirety of the reservation. Only those guests specifically accounted for in the reservation are permitted on the property. No additional guests are allowed for any length of time. Attempts made to bring undisclosed guests/visitors onto the property will result in immediate termination of the reservation without refund.
* Local residents seeking to book with us are subject to prior approval and are required to contact us before making a booking. If you live in the Middle Tennessee area, please do not book until you have discussed your plans with us and received approval. Instant bookings by local residents are considered a breach of house rules and are subject to cancellation.
* Communicate any breakages and/or damage. We understand accidents happen, so just let us know if one does. Usually we can address these quickly if we're informed in a timely manner—which means you're more likely to have your full security deposit returned.
* While appliances and other household equipment are believed to be in good working condition, some deficiencies only present themselves while they're continuously used by guests. We reserve the right to take up to 24 hours to tend to non-emergency issues. Remember that this is an independently-owned property and we are therefore at the mercy of subcontractors' availability for service and repairs. If we are unable to get an appliance or other equipment up to habitable standards (as determined by us), we will do all we can to relocate guests to an adequate property, or, if we are unable to do so, refund the remaining cost of the stay so they can seek alternate accommodations. In the rare instance this occurs, note that we cannot be held financially responsible for new accommodations.
* We are not responsible for any accidents, injuries, or illness that may occur while on the premises, or for the loss of personal belongings or valuables. By making a reservation, it is agreed that all guests expressly assume the risk of any harm arising from their use of the premises. Guests also assume all liability and expenses to repair damages/loss when making a reservation to stay with us.
