House Rules
1. Guests agree to follow the posted Quiet hours and not have any parties or gatherings at the house of any type that may cause excess noise past those posted quiet hours. Guests may have a few visitors and/or family over to the house during the day & evenings if desired, so long as they are accompanied and supervised by the house guests and especially the individual whose profile made the booking. Any complaints made by neighbors of excess car traffic on the street or suspected large gatherings/parties at the house during quiet hours, will be dealt with swiftly. Noise complaints are subject to one warning only. Multiple noise complaints may lead to cancellation of your booking, removal from the house, and/or getting AirBnB involved for further compensation because of house rules violation and excess noise.
2. We will not rent to vacationing students, groups, or singles under 25 years of age unless accompanied by at least one adult guardian or parent.
3. Maximum Occupancy - The maximum number of guests is limited to six (6) persons.
4. No Daily Maid service - While linens and bath towels, etc. are included with the property, daily maid service is not included in the rental rate. Guests staying at the home for a prolonged period of time are responsible for cleaning and picking up after themselves. Weekly or bi-weekly maid service may be available, at an additional charge. We do not permit towels or linens, bathroom products, house supplies, electronics, furniture, or any other trinkets or decorations to be taken off the property. No exceptions.
5. Falsified Reservations - Any reservation/booking that the host accepted that is deemed to have been allowed under false pretense from the guest, will be subject to forfeiture of any advance payments, security deposits and/or rental monies, and the individual or booking party will not be permitted to check into the property, or will be removed from the property with help from local law enforcement (if need be) if they have already checked into the property.
6. Smoking is not allowed anywhere on property, not even in the backyard. If anybody in the booking party smokes, it would have to be done off site & away from the property. If it is suspected/deemed to be clear/easily proven or known, that smoking occurred in the house, a smoking fee may be charged to the profile of the guest that booked the reservation.
7. No commercial photography or videography is allowed on the property during a guests stay (i.e. filming for a movie or commercial, short film, tv show etc etc). Anything that brings in a various/extensive list of equipment & cables, large equipment cases, bulky/heavy items, etc. is not allowed.
8. Infants and/or young, small children must be supervised at all times while at the property, especially while outside in the backyard, in the hot tub, and while in the theater room.

100% of rental costs due at time of booking
Refundable Damage Deposit
Refundable Security Deposit collected before guest check in. Security deposit amount to be determined based on length of booking. Refund of deposit will be initiated within 3 days of guest check out if no property damage caused by guests is determined.

- QUICK NOTE: If you interested in booking the house on a monthly basis, or for multiple months, please still reach out and inquire about your desired dates even if they don't appear as available on the calendar. Dates later on in the summer/later in the year may still be available for longer bookings.
* Walking Distance to Universal Studios! 15 minute walk to Lankershim Blvd. Entrance!
** Per Owner's Request, any guest/booking that is staying at the home for longer than two weeks, it is preferred they allow a cleaning crew to come in every two or three weeks, to clean and tidy up the house. This is something we can help coordinate with our cleaners, but payment for this additional service would be at the guests expense.
*** NO GUEST ACCESS TO THE GARAGE, per homeowners request. Owner is using for storage while out of state. The driveway can fit a compact size car easily, as well as provide a snug fit for most regular sized sedans & SUV's. There are also NO restrictions on street parking in the area, and street parking is plentiful usually any time of day.
**** For guests interested in the amenity, there is a bidet in the en-suite master bathroom (should be visible in some of the listing photos).
***** House is within a 10 minute drive to the Hollywood Bowl, so we'd be a perfect location for any and all Hollywood Bowl events during it's 2023 schedule! Definitely consider staying with us while you're in town and/or visiting during a Hollywood Bowl event!
