The outdoor dining area offers room for up to eight and an extra large umbrella to keep guests cool in the sunny Mile-High summers. This is the perfect space for an outdoor gathering. My neighbors are relaxed, friendly and helpful if any unexpected issues arise.

A handful of great restaurants and coffee shops are within walking distance.

Washington (Wash) Park is one of the most desirable and safe neighborhoods in Denver, a few blocks away from my house. The neighborhood has a Rockwellian feel, with its lush landscaping, and awning covered storefronts.
Perfect for families, couples, friends, and those wanting to be within easy access to downtown, Rino District, South Broadway, Capitol Hill, and Cherry Creek.
Spacious and energetic, the park boasts paddle boats on a large duck pond, a playground, walking and running trails, picnic pavilion, and friendly games of flag football, volleyball and soccer in the summer. The park also has a recreation center where you can sigh up for yoga classes and other activities.
Nearby lively South Broadway - a vivacious street on warm summer nights, lined with hip restaurants, bars & the best ice cream in town! A perfect place for a Saturday night stroll.
A short, 6 minute drive will take you to historic South Gaylord Street. This quaint neighborhood block in the heart of Wash Park features fine dining, local shops, and regular community events.
Take a 5 minute drive into downtown or head to nearby Cherry Creek for high-end shopping, and restaurants, including Matsuhisa, Denvers best Sushi Restaurant!
A 10 minute drive south of my house will take you to South Pearl Street - one of Denver’s most historic, charming, and popular shopping districts. Take a stroll down the tree-lined where you’ll find an authentic mix of real people, locally-owned one-of-a-kind shops and boutiques, and some of the city’s hottest restaurants and night spots, as well as popular seasonal events all year long.
The nearby Baker neighborhood offer an eclectic mix of neighborhood taverns, vintage clothing stores, unique eateries, bookstores, art galleries, ethnic restaurants, craft shops, an art house movie theater and hip live music venues.
South of Alameda, Broadway becomes Antique Row, an amazing collection of nearly 100 antique stores packed into just 18 blocks. Whether you are looking for something to do or something to buy, theres a good chance youll find it on South Broadway.
Check out Luciles for some of the best creole-style brunch in town, just a few blocks from home. Several great restaurants, coffee shops and liquor stores are all within walking distance. Natural Grocers and Safeway are walking distance from my house and Whole Foods is less than a mile away.

You can take a train into downtown from the airport, then a short 10-15 minute Uber/Lyft ride in normal traffic to get home. You can also take an Uber or Lyft straight from the airport to the house (grab your Uber or Lyft on Level 5 at the airport).
Denver also has Lime, Lyft, Bird scooters and bikes, as well as public bike rentals. Bike paths are plentiful and you can tour nearly the whole city on a bike path that weaves through downtown and along the Platte river. There is a bike station two blocks away that features rentals called B-cycle (free for the first half hour.)
The 16th Street Mall is at the center of downtown Denver and the free mall ride will take you up and down the 1.5 mile stretch of shops and restaurants. There are also smart cars distributed throughout the neighborhood that can be easily rented with a Car2Go membership.

The outdoor dining area offers room for up to eight and an extra large umbrella to keep guests cool in the sunny Mile-High summers. This is the perfect space for an outdoor gathering. My neighbors are relaxed, friendly and helpful if any unexpected issues arise.

A handful of great restaurants and coffee shops are within walking distance.

Spacious and energetic, the park boasts paddle boats on a large duck pond, a playground, walking and running trails, picnic pavilion, and friendly games of flag football, volleyball and soccer in the summer. The park also has a recreation center where you can sigh up for yoga classes and other activities.
Nearby lively South Broadway - a vivacious street on warm summer nights, lined with hip restaurants, bars & the best ice cream in town! A perfect place for a Saturday night stroll.
A short, 6 minute drive will take you to historic South Gaylord Street. This quaint neighborhood block in the heart of Wash Park features fine dining, local shops, and regular community events.
Take a 5 minute drive into downtown or head to nearby Cherry Creek for high-end shopping, and restaurants, including Matsuhisa, Denvers best Sushi Restaurant!
A 10 minute drive south of my house will take you to South Pearl Street - one of Denver’s most historic, charming, and popular shopping districts. Take a stroll down the tree-lined where you’ll find an authentic mix of real people, locally-owned one-of-a-kind shops and boutiques, and some of the city’s hottest restaurants and night spots, as well as popular seasonal events all year long.
The nearby Baker neighborhood offer an eclectic mix of neighborhood taverns, vintage clothing stores, unique eateries, bookstores, art galleries, ethnic restaurants, craft shops, an art house movie theater and hip live music venues.
South of Alameda, Broadway becomes Antique Row, an amazing collection of nearly 100 antique stores packed into just 18 blocks. Whether you are looking for something to do or something to buy, theres a good chance youll find it on South Broadway.
Check out Luciles for some of the best creole-style brunch in town, just a few blocks from home. Several great restaurants, coffee shops and liquor stores are all within walking distance. Natural Grocers and Safeway are walking distance from my house and Whole Foods is less than a mile away.

✹ HOUSEKEEPING: Walter, my smart robot vacuum cleaner (my butler), will clean the home every other day. Multiple air purifiers keep the air fresh throughout your stay. ✹ SECURITY: A doorbell camera operates from the property entrance for guest safety. It is on 24/7 and records short video clips when motion is detected, but does not record audio. I respect all of my guests privacy.

The home has a smart lock on the main door located inside the privacy gate. Your personal guest code will be sent to you prior to check-in. Your guest code will activate at Check-in time and deactivate at Check-out. Please note that your guest code will NOT activate if you have not paid your security deposit.
To unlock: Enter your code and then tap the checkmark.
To lock: Pull the door tightly until it latches. Then Tap the “Lock” icon. You will hear the door lock. Double check to make sure the door is locked on your way out.
In the unlikely event that the Smart Lock fails, and you find yourself locked out, please contact me. I can unlock the door for you, remotely. Emergency/backup keys can also be found in the backyard.

House Rules
OCCUPANCY: The Maximum Occupancy for this property is FOUR persons. The person booking the vacation reservation is the Responsible Party and must be at least 21 years old. Additional overnight guests must be pre-approved. Subletting or transferring use of the property is not permitted.
PARKING: You may park in either or both of the two designated parking spaces in the alley only. The maximum number of vehicles allowed is two (2); No boats, trailers or RV's are allowed. DO NOT block or park vehicles in any other spaces or in the alley itself.
DOORBELL CAM: This home includes one exterior doorbell cam. By booking, guest understands that the property has one exterior doorbell cam and agrees to NOT tamper with the doorbell cam.
CHECK-IN: Check-in is at 3:00 pm, unless other arrangements have been made. There are no discounts for late or missed Check-Ins.
WALK THROUGH: Once inside, please do a walk through to inspect all parts of the property for any major damage (to avoid being penalized for damage that may have occurred prior to your stay). If the premises appear dirty or damaged upon Check-In, please let Owner know immediately.
CHECK-OUT: Check-out must be completed by 11:00 am, unless other arrangements have been made. Refer to the check-out instructions in the guest handbook. Your door access code will expire promptly at 11:00 am.
PAYMENT: Full Payment is due at the time of booking. Payment can be made via Square, Paypal, Venmo, CashApp or Zelle or through booking Platform when applicable. Security (damage) deposit must be paid 7 days prior to the check in date. If Security Deposit is not paid, guest will not receive Check-In instructions and will not have access to the property, and the booking will be cancelled in accordance with cancellation policy.
CANCELLATIONS & REFUNDS:
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
CLEANING FEES: The cleaning fee covers the cleaning, sanitizing and setting up of the premises prior to your stay. It also covers laundering, cleaning and sanitizing of the premises after your stay. Please note that staying in a house is different than staying in a hotel. I do not offer "housekeeping" or "maid" service but can request additional cleans for longer stays, for an additional fee, subject to availability.
While you are not required to do any vacuuming, mopping, cleaning bathrooms or making beds, I do ask that you at least clean up after yourself and your guests - wipe up spills, crumbs, etc. and not make a mess.
There is a hand-held vacuum in the front door closet and an upright vacuum in the basement if you need it. Please follow the check-out instructions to ensure certain tasks are done prior to check-out, so that I am not billed for extra cleaning beyond what I have contracted with my cleaners.
PETS: 1 dog is allowed. Pet Fee is $350. Dogs must be taken off the premises to go potty.
NO SMOKING, VAPING or MARIJUANA USE: There is absolutely no smoking or vaping tobacco or marijuana inside the home. Evidence of smoking or vaping inside will incur a $300 fee and cleaning/damage charges. Smoking on the deck is permitted, however, damages from burns or cigarette butts will incur a damage and/or additional cleaning fee. Please be responsible.
NO PARTIES. NO LOUD EVENTS: You are welcome to host/entertain guests but parties are NOT allowed. Extra guests must leave the property by midnight. Additional overnight guests must be pre-approved. Please let me know if you have additional guests that would like to spend the night.
GOOD NEIGHBOR POLICY: You and your guests must be considerate of the neighbors. Do not park or block neighbors' parking spaces. Be friendly, courteous, and treat them like you want to be treated. Please be mindful of noise volume. If excessive noise or disturbances occur, resulting in notification by police or neighbors, you will forfeit your deposit and be evicted with no refund.
CARE OF PREMISES: Guest agrees to treat the home with care and use all the appliances, furnishings, electrical, plumbing, heating, ventilation, services and features in a safe, reasonable and appropriate manner. You will not make any changes to the Premises and you agree to keep all areas of the Premises clean, sanitary and free from any accumulations of debris, filth, rubbish and garbage and disposed of properly. You will be responsible for any damages caused to the property.
DAMAGE & REPAIRS: Please contact me immediately if something gets broken during your stay, even something as simple as a glass or plate, or if something gets stained to the point of needing to be taken out of service. This helps to keep track of inventory so that sufficient supplies are being provided for the next guests. Accidents happen, please just let me know. In the event that something has been overlooked or something is not working as it should, it is your responsibility to let me know - if you do not report the problem I cannot get it fixed for you. Guest agrees that the Owner or a hired repair person may enter the premises for the purpose of making necessary repairs or maintenance if the repair is urgent.
TRAVEL INSURANCE: Owner highly recommends that guest consider purchasing Travel Insurance to cover any trip cancellations or other insurance needs that you may encounter.
ENTRY/EXIT: Guest(s) are asked to use the back door ONLY, as your main entry/exit. Front door should only be used for grabbing packages, mail or food delivery. You may open the front door for extra light while you are home but please make sure you lock the deadbolts ONLY. Do not use the doorknob locks on either front or back door, or you will get locked out of the house. If you do get locked out, there is an emergency key on the property. Location of emergency key will be sent prior to check-in. You can also contact me and I can unlock the smart lock for you, remotely.
BEDROOM: Food or Drinks (other than water) are NOT allowed in the bedroom.
LUGGAGE: Please be mindful with your luggage to avoid scratching and scuffing walls and hardwood floors. DO NOT put your luggage on the dresser or dining room table, buffet or kitchen countertops. There is a luggage rack in the closet available for your use.
KITCHEN: Do not place anything hot directly on granite kitchen countertops. Always use a cutting board when cutting anything, in order to protect surfaces and knives. When cooking on non-stick pans or griddle, only use plastic or rubber utensils. Do not wash pots, pans or prep knives in the dishwasher. Always wash them by hand. Do not put plastic dishes in the microwave. Do not use kitchen hand or dish towels for cleaning or wiping down countertops, spills, etc. There are cleaning/wiping towels beneath the kitchen sink and reusable paper towels in the kitchen towel drawer.
STAINLESS STEEL APPLIANCES: DO NOT wipe stainless steel appliances with anything but a hand towel. They scratch very easily.
FURNITURE: DO NOT Move any furniture around. If any spills happen on the suede couch, please let me know immediately before trying to clean it yourself, it requires a very specific way to clean.
PLUMBING: Do not flush anything other than toilet paper down the toilet. The home has a garbage disposal, but please scrape your plates into the trash before rinsing them. Do not rinse food particles or grease down the drain.
PRIVATE DECK / GRILL: Guest agrees to turn off the gas valve and clean the grill after each use. Cleaning tools are located underneath the grill. Guest also agrees to close the umbrella and put cushions back in the deck box after use.

HOMEKIT DEVICES: My home has several Apple HomeKit devices (AppleTV, iPad, Smart Devices). By booking, you agree to the use of Smart Devices in the home and agree that owner may, from time-to-time, adjust devices remotely (lock, air purifiers, turn off lights, run the robot vacuum, etc). Owner is respectful of guests' privacy - there are currently NO cameras on the property.
STREAMING ACCOUNTS: If you sign into your own personal streaming account (ie. Netflix, ESPN, etc.) on the Apple TV or iPad, you agree to sign out of your account prior to checking out. Failing to sign out puts your account at risk as there is no way to prevent the next guest from using your account and/or making changes to your account. Owner is not liable for any charges or damage to your streaming account as a result of your decision to sign into 855 ALAMEDA devices with your own account.
ADDITIONAL RULES: Please wash your hands when arriving back at the home. Do not leave candles lit, unattended. When leaving the house, please turn off the TV, close all windows and turn off all lights. Please place everything back where you found it, and in the condition you found it. Please be gentle with the musical instruments. I have coasters in the bar, please use them.
NON-COMPLIANCE FEES: As outlined throughout this document, any evidence of rule violations by you or your guests will result in your deposit being forfeited and/or your rental reservation being terminated without a refund.
LIABILITY AND RESPONSIBILITY: You agree to be responsible and liable for, and by, the actions and safety of every person in your group. You, and your guests, shall indemnify and hold the Owner of 855 ALAMEDA free and harmless from any and all liability, claims, loss, damage or expenses arising by reason of any injury, death or property damage sustained by any person including you or your guests, where such injury, death or property damage is caused by negligent or an intentional act by you or your guests. Failure to comply with the rules, terms and conditions of the property by you, or any individual associated with you or your guests, will be considered a material breach of this contract.
PARKING: You may park in either or both of the two designated parking spaces in the alley only. The maximum number of vehicles allowed is two (2); No boats, trailers or RV's are allowed. DO NOT block or park vehicles in any other spaces or in the alley itself.
DOORBELL CAM: This home includes one exterior doorbell cam. By booking, guest understands that the property has one exterior doorbell cam and agrees to NOT tamper with the doorbell cam.
CHECK-IN: Check-in is at 3:00 pm, unless other arrangements have been made. There are no discounts for late or missed Check-Ins.
WALK THROUGH: Once inside, please do a walk through to inspect all parts of the property for any major damage (to avoid being penalized for damage that may have occurred prior to your stay). If the premises appear dirty or damaged upon Check-In, please let Owner know immediately.
CHECK-OUT: Check-out must be completed by 11:00 am, unless other arrangements have been made. Refer to the check-out instructions in the guest handbook. Your door access code will expire promptly at 11:00 am.
PAYMENT: Full Payment is due at the time of booking. Payment can be made via Square, Paypal, Venmo, CashApp or Zelle or through booking Platform when applicable. Security (damage) deposit must be paid 7 days prior to the check in date. If Security Deposit is not paid, guest will not receive Check-In instructions and will not have access to the property, and the booking will be cancelled in accordance with cancellation policy.
CANCELLATIONS & REFUNDS:
Full refund for cancellations made within 48 hours of booking, if the check-in date is at least 14 days away. 50% refund for cancellations made at least 7 days before check-in. No refunds for cancellations made within 7 days of check-in.
CLEANING FEES: The cleaning fee covers the cleaning, sanitizing and setting up of the premises prior to your stay. It also covers laundering, cleaning and sanitizing of the premises after your stay. Please note that staying in a house is different than staying in a hotel. I do not offer "housekeeping" or "maid" service but can request additional cleans for longer stays, for an additional fee, subject to availability.
While you are not required to do any vacuuming, mopping, cleaning bathrooms or making beds, I do ask that you at least clean up after yourself and your guests - wipe up spills, crumbs, etc. and not make a mess.
There is a hand-held vacuum in the front door closet and an upright vacuum in the basement if you need it. Please follow the check-out instructions to ensure certain tasks are done prior to check-out, so that I am not billed for extra cleaning beyond what I have contracted with my cleaners.
PETS: 1 dog is allowed. Pet Fee is $350. Dogs must be taken off the premises to go potty.
NO SMOKING, VAPING or MARIJUANA USE: There is absolutely no smoking or vaping tobacco or marijuana inside the home. Evidence of smoking or vaping inside will incur a $300 fee and cleaning/damage charges. Smoking on the deck is permitted, however, damages from burns or cigarette butts will incur a damage and/or additional cleaning fee. Please be responsible.
NO PARTIES. NO LOUD EVENTS: You are welcome to host/entertain guests but parties are NOT allowed. Extra guests must leave the property by midnight. Additional overnight guests must be pre-approved. Please let me know if you have additional guests that would like to spend the night.
GOOD NEIGHBOR POLICY: You and your guests must be considerate of the neighbors. Do not park or block neighbors' parking spaces. Be friendly, courteous, and treat them like you want to be treated. Please be mindful of noise volume. If excessive noise or disturbances occur, resulting in notification by police or neighbors, you will forfeit your deposit and be evicted with no refund.
CARE OF PREMISES: Guest agrees to treat the home with care and use all the appliances, furnishings, electrical, plumbing, heating, ventilation, services and features in a safe, reasonable and appropriate manner. You will not make any changes to the Premises and you agree to keep all areas of the Premises clean, sanitary and free from any accumulations of debris, filth, rubbish and garbage and disposed of properly. You will be responsible for any damages caused to the property.
DAMAGE & REPAIRS: Please contact me immediately if something gets broken during your stay, even something as simple as a glass or plate, or if something gets stained to the point of needing to be taken out of service. This helps to keep track of inventory so that sufficient supplies are being provided for the next guests. Accidents happen, please just let me know. In the event that something has been overlooked or something is not working as it should, it is your responsibility to let me know - if you do not report the problem I cannot get it fixed for you. Guest agrees that the Owner or a hired repair person may enter the premises for the purpose of making necessary repairs or maintenance if the repair is urgent.
TRAVEL INSURANCE: Owner highly recommends that guest consider purchasing Travel Insurance to cover any trip cancellations or other insurance needs that you may encounter.
ENTRY/EXIT: Guest(s) are asked to use the back door ONLY, as your main entry/exit. Front door should only be used for grabbing packages, mail or food delivery. You may open the front door for extra light while you are home but please make sure you lock the deadbolts ONLY. Do not use the doorknob locks on either front or back door, or you will get locked out of the house. If you do get locked out, there is an emergency key on the property. Location of emergency key will be sent prior to check-in. You can also contact me and I can unlock the smart lock for you, remotely.
BEDROOM: Food or Drinks (other than water) are NOT allowed in the bedroom.
LUGGAGE: Please be mindful with your luggage to avoid scratching and scuffing walls and hardwood floors. DO NOT put your luggage on the dresser or dining room table, buffet or kitchen countertops. There is a luggage rack in the closet available for your use.
KITCHEN: Do not place anything hot directly on granite kitchen countertops. Always use a cutting board when cutting anything, in order to protect surfaces and knives. When cooking on non-stick pans or griddle, only use plastic or rubber utensils. Do not wash pots, pans or prep knives in the dishwasher. Always wash them by hand. Do not put plastic dishes in the microwave. Do not use kitchen hand or dish towels for cleaning or wiping down countertops, spills, etc. There are cleaning/wiping towels beneath the kitchen sink and reusable paper towels in the kitchen towel drawer.
STAINLESS STEEL APPLIANCES: DO NOT wipe stainless steel appliances with anything but a hand towel. They scratch very easily.
FURNITURE: DO NOT Move any furniture around. If any spills happen on the suede couch, please let me know immediately before trying to clean it yourself, it requires a very specific way to clean.
PLUMBING: Do not flush anything other than toilet paper down the toilet. The home has a garbage disposal, but please scrape your plates into the trash before rinsing them. Do not rinse food particles or grease down the drain.
PRIVATE DECK / GRILL: Guest agrees to turn off the gas valve and clean the grill after each use. Cleaning tools are located underneath the grill. Guest also agrees to close the umbrella and put cushions back in the deck box after use.
