The Mauna Lani Resort is an award winning eco-friendly green resort with two 18 hole championship Troon golf courses (Note: South course was formally the Senior Skins Game!), Mauna Lani Sports & Fitness Club, Mauna Lani Tennis Shop, beaches, shopping, open air dining, and many authentic Hawaiian historical preserves including functioning ancient fish ponds. The shops at Mauna Lani are walking distance and include a Foodland Farms grocery store / specialty market with an excellent selection and local island pricing. The resort is ideally located on the dry and sunny part of the Big Island on the majestic Kohala Coast, just 22 miles north of the Kona Intl Airport. An authentic Hawaiian experience awaits on this tropical oasis with over 3000 acres built around 7 ancient fish ponds (known as the Kalahuipuaa ponds) that was once used to cultivate fish for the ali`i, or the rulers of the land. Makaiwa Bay is a protected cove with spectacular coral formations with TONS of fish and excellent snorkeling on par with Captain Cook / Kealakekua Bay and a perfect place for stand-up-paddle-boarding and safe swimming for all ages. We provide key card access to the private Mauna Lani Beach Club located at Makaiwa Bay, which includes restrooms, outdoor showers, drinking water, as well as Beach Club resort amenities including free lounge and shaded cabana lounge chairs (reserve early) and oceanfront dining and cocktails at Napua Restaurant (reservations 1-2 weeks before recommended).
The Fairways well-appointed pool area amenities include:

Relax on the lanai off the dining room, play a game of corn hole on the grassy area off the lanai in front of the lava garden, enjoy a cocktail, grill lunch or dinner on the Viking gas BBQ grill and eat al fresco. Whatever you choose you will be doing it in style!
The MASTER SUITE is furnished with a king size bed with a Tempurpedic mattress, ceiling fan, flat screen TV, and DVD player. Relax on the private master suite upper lanai and enjoy your morning coffee while gazing at the lava garden and lush open space. The master suite SITTING ROOM has a love seat w/ a pull out full bed and also has a desk with a monitor for your computer and remote work needs. After a fun day playing in the sun you can enjoy soaking in a nice Jacuzzi bath in the oversize master suite tub. Additionally, the master suite bathroom has a large shower, two-sink vanity, and a separated closet with two closets.
The GUEST SUITE has the option of two twin XL beds or one king size bed with amenities including a wall mounted flat screen TV, DVD player, ceiling fan, and its own nicely appointed full size bathroom with tub/shower.
The large open LIVING ROOM area is very tastefully decorated with high end furniture and accessories, ceiling fan, and flat screen smart TV and DVD player, including a DVD library for your enjoyment.
The LAUNDRY AREA with granite countertop including a high efficiency GE washer and dryer and the POWDER ROOM are located on the main floor.
Enjoy the secure custom code KEYLESS front door entry feature. No need to worry about losing house keys in the sand, and we can set the code to a number of your choosing!

1) Park in the courtyard only to unload. You can park in any open space. The spaces do have numbers, but they aren’t reserved. We don’t allow parking in garages as they are too tight and we use the garage for vacation rental storage.
2) Within the first 2 days you will need to register your name and car information at the main office so on-site Fairways Property Management has a record of guests staying at the property.
3) The main office is located immediately ahead as you enter the Fairways property. Pink registration slips are located outside the main office door.
4) Only one car is allowed for overnight parking.
Taxes:
The Fairways is zoned RM-4 and is a legal short-term vacation rental location. As required per Hawaii County Ordinance 2018-114, Villa Lava is a registered short term vacation rental with STVR -19-359304 and is required to collect a Transient Accommodation Tax (TAT) of 13.25% (Hawaii tax ID # TA-108-552-0384-01) and General Excise Tax (GET) of 4.712% (Hawaii Tax ID # GE-108-552-0384-01) on the amount booked plus cleaning fee.
Good Neighbor Policy:
All vacation rentals in the county of Hawaii are subject to the following “Good Neighbor” Policies AS PER HAWAII COUNTY ORDINANCE 18-114
• Quiet hours (9 PM to 8 AM) during which time noise shall not unreasonably disturb adjacent neighbors.
• Sound that is audible beyond the property boundaries during non-quiet hours shall not be more excessive than would be otherwise associated with a residential area.
• Guest vehicles shall be parked in the designated parking area(s).
• The unit shall not be used for commercial purposes.
COVID Information:
As of July 8, 2021, all mainland travelers must upload proof of full vaccination or proof of negative Covid test within 72 hrs of departure for Hawaii to be exempt from quarantine and stay at a vacation rental.

Mauna Lani Beach Club: We provide a gate card to access parking for the private Mauna Lani Beach Club. To get to the MLBC, leave the Fairways and take a RIGHT (south), which is the opposite direction of the Fairmont Orchid. Enter the roundabout with the aim of exiting it while still heading south…..do not turn right on to Mauna Lani Dr. along the shopping center, but continue on to S Kaniku Dr. Continue to the very end of the road and you will come to a small roundabout, with the gated beach club at your right. Place the MLBC card flat against the silver plate and the gate will open.
Fairmount Orchid: from gate, turn LEFT, walk walk 0.5 m Exit gate and turn left onto N Kaniku Dr and go left at Y at end of road.
Foodland Farms Grocery store: from gate, turn RIGHT and walk 0.6 miles to shopping center on right

We have contactless check-in. Custom codes are available upon request. House Rules
It is understood and agreed between all parties that the Renter and permitted occupants of Villa Lava during the Rental Period will abide by the following house rules.
a. Guests. No other persons shall spend the night at Villa Lava except those registered at booking. Per HOA rules, occupancy of Villa Lava is limited to 6 persons, except for daytime/evening visitors. Per HOA COVID rules, Renter may not host any gathering on Fairways grounds, and non-registered guests are not allowed in the pool area.
b. Noise. The Renter shall not make or permit any excessive noise in or on the grounds of the Fairways by him/herself, his/her family, or visitors. Quiet time begins at 10PM.
c. Lanai/Entryway Storage. Towels, swimsuits, etc. are not to be hung in the entryways or the lanais—including the railings—nor are drying racks allowed to be visible in such areas. Storage in these areas of items like boogie boards, strollers, kayaks, exercise equipment, etc., is also prohibited.
d. Consumption of Alcohol. There will be no consumption of alcoholic beverages in Villa Lava or on the grounds of the Fairways by any minor under 21 years of age.
e. Smoking/Vaping. There will be no smoking or vaping by any Renters or their visitors in Villa Lava or on the grounds of the Fairways.
f. Illegal Drugs. There will be no use of any illegal drugs by any Renters or their visitors in Villa Lava or on the grounds of the Fairways.
g. Pets. No pets of any sort are allowed in Villa Lava or on the premises at any time, including those belonging to visiting guests. (Note: this rule does not apply to owners or long-term renters in other units, so other pets may be seen on the property).
h. Right of Access. The Owner or the Owner’s agent have the right and obligation to enter Villa Lava at all reasonable hours for the purpose of tending to any identified urgent issue with the unit (including but not limited to plumbing, appliances, AC, etc.)
i. Cleanliness. While all grounds and units of the entire Fairways have a pest service, Renter is advised that Hawai’i’s warm environment can attract a variety of pests. Renter shall do their best to not leave out dirty dishes and uneaten food. At the end of the rental, it is the Renter’s responsibility to remove all trash and recycling and dispose of it in one of the nearby receptacles.
j. Parking. Renters shall park only in parking spaces not marked as reserved (numbered spaces are OK). Only one parking space is allowed per unit. Parking is not allowed in front of the garage door in the courtyard. An exception to this is for temporary loading and unloading of the vehicle. Renter shall register their rental car at the main office during their first 2 days of the Rental Period.
k. Security Deposit. Renter will not have their security deposit withheld for items such as incidental broken glasses or plates. Renter shall notify Owner of such accidents to ensure the unit remains well stocked with necessary items. Renter shall also promptly notify Owner of any spills, leaks, or anything else noteworthy so it can be addressed quickly to minimize damage. Security deposit will be withheld for issues including but not limited to missing items (including Fairways pool key and Mauna Lani Beach Club card at $200 each) and significant damage to Villa Lava or its contents.
