My home is in the heart of the East Village/LES area, known for its restaurants, nightlife & vintage shopping. The apartment has a full kitchen, a smart TV with cable, 5G WiFi & a queen bed in the bedroom. Most important for guests staying in the summer, both rooms have the Midea U Inverter A/C considered to be the quietest air conditioner units on the market. The Subway with the Second Ave Station, is only 1.5 short blocks away!

All races, religions & LGBT+ are welcome! I take pride in offering a clean comfortable place for guests when visiting NYC.

AMENITIES:

- Smart Television: the living-room has a full cable package of 1000 channels including HBO, & Showtime, plus over 2000 movies & TV shows on demand. You can log into any screening app you prefer.
- Full Kitchen with updated appliances including a gas stove and a full selection of pots & pans plus plates, cups and silverware
- Household Basics : toilet paper, dish detergent, kitchen towels, trash bags, a roll of paper towels and cleaning supplies(just in case of an emergency).
- Control over the temperature settings for the Heater and Air Conditioner in the apartment with separate zones for the main room and the living room. A/C is available from mid June to the end of September.

TOTAL NUMBER OF GUESTS: The apartment is typical of the East Village Tenement walk-up and is ideal for 2 guest. The vast majority of my bookings involve 3-4 guests. To accommodate I set up in the living-room either an air-mattress (Queen Double high with built-in electric pump)or a folding slim twin cot that sleeps a child or a smallish adult. If you have very young children, you maybe able to fit more so please contact me to discuss.

KITCHEN: The Kitchen has a gas stove with restaurant burners. While the freezer will have some food items in it, I leave the refrigerator empty with the exception of some staple condiments which you are welcome to use. I will also leave space in the cabinet over the sink for you. You are welcome to use my spices, oils and any pasta /carb items in the cabinets you may need.

LIVING ROOM: The open kitchen/living room has a gas fireplace as well as two large windows providing tons of sunlight. I have an air conditioner unit set up in the window that is one of quietest on the market. It is very strong and can cool down the apartment in about 10 minutes.

In the living room there is a ventless gas fireplace that can be used in the winter if you like. The main heat is provided by electric wall units which you control the temperature settings.

BEDROOM: The bedroom is located away from the street so is normally very quiet. The door is a sliding barnyard style. The queen bed is comfortable and in excellent condition with a pillow top mattress. It has an air conditioner(extremely quiet) during the summer and a wall heating unit which you can control the temperature separate from the living room. I always leave the drawers in the dresser empty and half the main closet empty for your use. The rest of the closets are for my personal storage. & I make no promises on how neat they are kept, so do not open!

BATHROOM: My bathroom, though not brand new, is in good condition & very clean. I leave a hairdryer for my guests plus shampoo, conditioner & body wash. I know most are flying to NYC and, with baggage fees, luggage space is precious.

BUILDING: The building dates back to 1885 and is considered a Tenement building, which means no elevator and is referred to by locals as a walk-up. The apartment is on the third floor. That means you need to be comfortable walking up two flights of stairs with your luggage.

SUPPLIES: I will provide bedding and towels for my guests. I also supply a couple of rolls of toilet paper, dish detergent, kitchen towels, trash bags and a roll of paper towels. Additional cleaning items will be under the kitchen sink, if needed. There is an iron in the bedroom dresser cabinet.

LAUNDRY: I do not have a washer & dryer nor is there one in the building. I am happy to give you the name of the laundromat I use which provides delivery for wash & fold - usually same day.

FOOD SHOPPING: There are many places to go food shopping in NYC and locally. If you prefer to have groceries delivered I am happy to give you some suggestions You can pre-order to guarantee your preferred deliver time, which can be competitive with some services. I havent been inside a grocery store in NYC for a decade!

LUGGAGE: I do not normally offer early luggage drop off or holding after check out for various reasons. But I can give you the name of services around NYC that will provide that service and have the insurance to guarantee your belongings are safe.

There are no events or parties allowed on the Premises without prior written permission from the Host(Landlord). The Tenant shall use the Premises for residential use only. The Tenant is not authorized to sell products or services on the Premises or conduct any commercial activity including Filming. ILLEGAL ACTIVITY. The Tenant shall use the Premises for legal purposes only. Any other such use that includes but is not limited to illicit drug use, verbal or physical abuse of any person or illegal sexual behavior shall cause immediate termination of this Agreement with no refund of pre-paid Rent.

My apartment has a ton of transportation options just within a block or two. The F subway station is 1.5 short blocks around the corner and other subway options are within 4-5 blocks.

There are bus stops for the following routes within 2 blocks of my home - M15, M15-sbs, M14A, M9, M21 & M103. There are even more choices within a 5 minute walk!

There are no pets allowed on the Premises. If the Tenant is found to have pets on the Premises, this Agreement and any Security Deposit shall be forfeited. Service Animals must provide certification showing that training has been completed for them to be allowed on the premise.
Minimum age limit for renters: 25
The primary guest renting must be over 25 yrs old. A copy of your Government ID is require with the completion of the Rental Lease.
Maximum occupancy: 4
There can be no more than 4 Adults (over the age of 15), please contact Host if you need an exemption. The total number of individuals staying on the Premises shall be no more than the number on the reservation. If found to be in violation of this clause, the Lease Agreement will be subject to termination with immediate eviction without refund of prepaid rent.

House Rules
TRASH. The Tenants shall dispose of all garbage & recyclables generated during the Lease Term in the bins in the back of the building in an appropriate manner.

BEHAVIOR. The Tenant is expected to behave in a respectful manner and shall be good neighbors with any residents of the immediate area. Creating a disturbance of the area by large gatherings or parties shall be grounds for immediate termination of this Agreement.

QUIET HOURS. The Landlord requires the Tenant to be respectful of the neighbors at all times but especially during Quiet hours begin at 10:00 PM each night and continue until 8:00 AM. Quiet hours consist of music and all audio at a minimum level that does not disturb the surrounding residents. If you are being disturbed by noise generated by a neighbor inform the Landlord immediately.

FIRE ESCAPE: No one is allowed on the fire escape except if evacuating due to a fire.

ONLINE SHOPPING DELIVERIES: No Packages are allowed to be mailed to the premises without prior written permission. The Landlord has no responsibility to be available to accept the delivery, if the package arrives late or is lost.

FIREPLACE: The fireplace must be turned off when leaving the home and is not suitable to be on if there are children under 16 in the home unsupervised.

Payment Policy
A 50% deposit is due upon booking. The balance is due 60 days before check-in. If the balance due is not paid 60 days before the date of check-in, the booking will be considered cancelled and no refund issued.
Refundable Damage Deposit
The $500 Damage Deposit can be a Credit card hold or cash sent via Zielle or CashApp. If a credit card hold is being used for the Damage Deposit, the hold will be renewed every 6 days to cover the length of the stay plus 3 days after the stay ends. The Security Deposit shall be return to the Tenant within 3 days after the end of the Lease Term if there are no damages. Any credit card holds will be released if there are no damages due 3 days after check-out. If there are any damages, the Guest(Tenant) will be notified in writing within 3 days.

If the Damage Deposit is not received 3 days before Check-in, the Lease will be considered cancelled with no refund or Pre-Rent.

If the Premises qualifies for a “DEEP CLEAN” due to the excessive “wear and tear" (damages resulting from abuse or carelessness of the property the Landlord), or for the smoking of any substance a fee of $300 (“Deep Cleanup Fee”) shall be charged at the end of the Lease Term. The Deep Cleanup Fee may be deducted from the Security Deposit.

The Tenant shall leave the Premises in a ready to rent condition at the expiration of this Agreement, defined by the Landlord as being immediately habitable by the next tenant after normal cleaning. The Tenant shall pay for repairs should the Premises be left in a lesser condition. The Tenant agrees that the Landlord shall deduct costs of said services from any Security Deposit prior to a refund if Tenant causes damage to the Premises or its furnishings.

INSPECTION. The Landlord has the right to inspect the Premises with notice of 1 hour. Should the Tenant violate any of the terms of this Agreement, the rental period shall be terminated immediately. The Tenant waives all rights to process if they fail to vacate the premises upon termination of the rental period.

Cancellation Policy
The guests can receive a full refund if the cancellation occurs more than 45 days from the date of check-in minus merchant fees of the initial payment and the refund. After that it is a 50% refund up until 14 days before check-in. No refund is offered within 14 days of check-in.

Notes

I. THE PREMISES. The Host, also to be referred to as “The Landlord”, agrees to lease the described above property to the Tenant, and the Tenant agrees to rent the "Premises" from the Landlord.

II. LEASE TERM. The Primary Guest, also referred to as "Guest or “Tenant”, and their guests on the booking shall have access to the Premises under the terms of this Agreement, for the time period stated in check-in and check-out dates.

III. SUBLETTING The Primary Guest(Tenant) on the Booking, must occupy the premises during the entire term of the Lease. There are no third party bookings allowed. If it is discovered the Tenant is no longer staying on the Premises, it shall cause immediate termination of this Agreement with no refund of pre-paid Rent.

IV. KEYS - If keys are not returned at check-out there is a $50 replacement fee.

V. LANDLORD’S LIABILITY. The Tenant and any of their guests hereby indemnify and hold harmless the Landlord against any and all claims of personal injury or property damage or loss arising from the use of the Premises regardless of the nature of the accident, injury or loss. The Guest(Tenant) expressly recognizes that any insurance for property damage or loss which the Landlord may maintain on the property does not cover the personal property of Guest(Tenant) and that Guest(Tenant) should purchase their own insurance for their guests if such coverage is desired.

VII. ATTORNEY’S FEES. The Tenant agrees to pay all reasonable costs, attorney's fees, and expenses that shall be made or incurred by the Landlord enforcing this agreement.

VIII. POSSESSIONS. Any personal items or possessions that are left on the Premises are not the responsibility of the Landlord. The Landlord shall make every reasonable effort to return the item to the Tenant at the Tenant's cost.

IV. GOVERNING LAW. This Agreement shall be governed and subject to the laws of New York County, in the State of New York.
